This comfortable home has been professionally renovated and offers hardwood and tile floors, a large master suite with king sized sleep number bed, a second bedroom that can sleep three, a third bedroom with king sized bed that can sleep two, three bathrooms, a huge family room (sleeps another two on comfortable queen size fold out Serta sleeper ), large foyer and formal living room / music area with a grand piano & 15' ceilings; crown moldings, hardwood cabinets, granite counter tops, stainless steel appliances, custom blinds and silk lined curtains
Floor plan is open and flows very nicely - perfect for relaxing and entertaining!
The entire home is yours as this is not our primary residence.

Welcome to The River House, the following are some of the general rules and guidelines.
We have a "no party or special events" policy. This is our own family vacation home which is filled with our personal effects and family heirlooms, etc. The main purpose of offering our home to short term visitors is to allow other small families to share close intimate gatherings with a maximum occupancy at any time of six adult guests (or up to nine if there are young children in the group).

We are new owners but strive to maintain the same high expectations you would have had with the previous amazing owner. Much effort has been made over the past decade to improve and make this home a comfortable, tranquil and special place to enjoy the beauty of nature and peaceful environment :-)
Please treat our property with the same loving care and respect you would also expect to receive if it were your own property.
It is a casual environment in a country setting. We have children so we are not expecting the place to be treated like a showcase, but we do work hard to keep the place neat and tidy and well maintained.
The main purpose of the house, however, is to relax, chill out and unwind and to enjoy the simple pleasures that come from being out in nature and on the river!
The St. Mary's River is very safe for swimming and is one of the cleanest fresh water rivers in the country due to the lack of pollution from run-off.
The river is completely surrounded by nature preserve and undeveloped pristine lands all the way up to the river's origin in the Okefenokee. The natural tannins of the cedar trees give the water its characteristic tea color.
If you have a boat, you can launch it free of charge at a very nice public boat ramp facility less than half a mile down river (Scott's landing) and can tie it up at our 50' floating dock.
Please make sure the swim ladder on the dock is left in the folded “up" position when not in use. Otherwise, at low tide, the ladder may become stuck in the sand and get damaged or destroyed.
The garage area contains the owner's personal effects and is off limits. The Tenant should not utilize or otherwise interfere with owner's personal effects and provisions unless expressly permitted.
There are sleeping accommodations for up to seven people in 3 bedrooms. The sofa sleeper in the family room provides another queen size bed.
There is another inflatable queen size bed in the closet in the main level bedroom walk in closet if needed.
The property has a gate that swings open. To secure and unsecure, lift the gate a few inches off the latch. It will then swing open towards the house and can remain in the 90° open position. It can be left open for the remainder of your stay if you wish, but please close back up when you leave.
It is an extremely quiet and safe neighborhood. We have become good friends with our neighbors and everyone keeps an eye on each other's properties for added security.
Please do not wear "outdoor shoes" inside the home. There is a boot mat inside the front door.
There is absolutely no smoking allowed on the property. If this is an issue, please let me know and we will organize an immediate refund of your security deposit for you. Any evidence of smoking in the property will require professional remediation due to owner's children's allergies and all costs incurred will be paid from the security deposit and/or separate additional payment shall be made by Tenant to cover any all required costs.
Please notify owner of any and all damages incurred.
Please be respectful of neighbors and do not cause excessive noise or other nuisance factors.
If nuisance is caused and complaints are reported by authorities, then tenant shall vacate the premises immediately.
Please maintain the property in a neat and tidy condition and leave it in a neat and tidy condition suitable for the next tenant, to avoid being assessed additional cleaning fees.
The tap water is from a deep underground well and is very pure and good to drink as there is no industrial pollution in the area.
The house has been extensively renovated and has many rare and irreplaceable furnishings, heirlooms and rugs so please treat with special care.
The master bedroom on the upper level is the only space that is “all original" so it is not all new (we still have some projects to do!) although it is in reasonable condition. Update: The carpet was replaced with brand new in May 2015.
Because of the large volumes of space in the house and the high power costs, utilities can be very expensive. Please keep this in mind when setting thermostat temperatures and please take care to keep windows and doors closed at all times when the air conditioning or heating is running.
In the summer time, please leave the air conditioning on 80° when you leave the property. In the winter, please leave the heating on 60°.
After your stay and before you leave:
• Please make sure to adjust the air conditioning or heating.
• Please close all drapes and blinds and put away umbrellas and put away all seat cushions.
• Please make sure to leave all gates closed and secured.
In other words, please leave the property in the same condition as when you arrived – thank you for your consideration :-)
We are part time missionaries who have led medical and other mission teams all over the world; focusing for the last few years on the fight against the horrible crime of Human Trafficking. We work through our local church in Iowa and Teresa has founded "Chains Interrupted" which works locally, nationally and world wide to increase awareness as well as real prevention, rehabilitation and even rescue.
We love to travel and have children in 5 states.
