Best of all, the house is located in a great neighborhood and is only about 1.5 miles to the lake, and 1.5 miles to Heavenly Mountain resort, and 2 miles to the Casinos. Conveniently located by parks and bike trails.
Should tenants violate any of the house rules, the rental period shall be terminated immediately. The tenants waive all rights. Tenants shall vacate premises by the Checkout time on their final day of their rental period.
Tenants shall maintain the premises in good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. Tenant shall pay for maintenance and repairs should the premises be left in a lesser condition. The tenants agree that the Landlord shall deduct costs of said services from the security deposit prior to refund if tenants cause damage to the premises or its furnishings.
A phone is located on site for local and emergency phone calls. There has been a blocked placed on the phone for long distance calls.
The tenant should dispose of all waste materials generated during the rental period in a lawful manner and put the trash in the Bear Bin located on the premises and make sure the Bear Bin is properly closed and secured properly so, that bears or other wild animals cannot get to trash. The garbage is picked up on Tuesday morning.
Cars need to be property parked in the garage (2) or in the driveway (2 cars). No cars should be parked in the front yard. Street parking is not permitted.
No Pets or animals of any type are permitted on the premises.
The tenants shall not sublet the premises. Lessee must be at least 25 years of age. Only confirmed guests are allowed on the property. No parties are allowed on the property.
The Tenants shall have no more than 6 (six) person reside or sleep on the premises.
The tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding neighbors. The tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property and owners. Creating a disturbance of the above nature shall be grounds for immediate termination of lease/rental, and tenants shall immediately vacate the premises. Quiet hours start at 10 pm and outdoor noises should be kept to a minimum. If Police are called you may be asked to leave immediately, and you will lose your deposit and maybe liable for consequential damages.
There shall be no smoking on the premises inside or out, this includes e-cigarettes.
No burning candles on the premises.
The property has fire alarms/carbon monoxide detectors installed and they are believed to function properly at the time of rental. Tenant will notify management without delay if the fire alarm “chirps” or has a low battery condition.
The tenant should see to their own security while on the property by locking doors, windows, garage doors etc. when it’s prudent to do so.
When vacating the residence all doors must be securely closed and locked. All windows must be closed and locked.
Cable TV, and Internet are provided and service level has been chosen by the landlord. Sometimes these services have outages or are slower than usual, service levels are beyond the control of the Landlord. If an outage occurs contact the Landlord immediately so they can contact the provider to resolve in a timely manner.
Tenant will not set heat above 75 degrees. All doors and window should be closed when heat is in operation. Tenant will turn off all lights when leaving premises to conserve energy.
No moving furniture and no inside furniture should be place or taken outside at any time.
No bath towels should be taken out of the unit, beach towels are available in the hallway closet to be used at the beach.
Ski equipment to be left in the garage, as to not bring wet sporting equipment into the house and damage flooring.
Tenant shall notify Property Manager immediately in case of any damage, injury or malfunction of equipment in the house.
