USE: It is expected tenants will treat this property like a home. The premises shall be used as a vacation home with no more than 14 adults/children. If more than 14 occupy the home, at any time, Shanty Creek Resort Security has permission to enter the premise during the rental and ask all guests to leave if there are more than 14 occupants. The remaining rental monies will not be returned.
Campers/RVs/tents are not allowed on the property. This is against Association rules.
PETS: No pets shall be brought on the premises, either inside or outside, without prior written consent of the Landlord.
HOUSE RULES: Tenant shall not perform any illegal activity on the premises.
Tenant shall not disturb the neighbors with loud noises, parties, or disruptive behaviors (of own person/friends/family).
CLEANING: Cleaning fee is $200.00.
DAMAGES: Any damages to property, house or household items will be deducted from deposit. If damages exceed deposit, Tenant will be billed for damages. Landlord reserves right to pursue legal action if Tenant does not reimburse Landlord for expenses.
ACCESS: Tenant will be provided key for entrance to the home upon arrival prior. Key shall be left at home upon vacating.
ADDITIONAL TERMS AND CONDITIONS: The Landlord shall be released from liability arising from loss, damage, or injury caused by fire or other casualty for which insurance is carried by the Tenant, under a policy which permits waiver of liability and waives the insurer’s rights of subrogation to the extent of any recovery by the insured party under the policy.
Parking is allowed on the street and driveway. Parking is not allowed on the grass.
Excess garbage should be disposed by the Tenant at the Schuss Village garbage containers located behind Ivans at Schuss Village.
All appliances are on loan to the Tenant. Any damage will be deducted from the deposit.
The Tenant agrees, upon vacating, to either remove all personal items from premises or pay a $250.00 fee.
ATTORNEY FEES: In the event any legal action is brought by either party to enforce the terms herein or elating to the demised premises, the Landlord shall be entitled to all costs incurred in connection with such action, unless ruled other wise by the court.
