No stairs to worry about with children or older adults! Our home is on the ground floor, and has 3 bedrooms, 2 bathrooms and is LESS THAN 2 miles from the gates of Walt Disney World in Florida. It is also conveniently located directly across from the resort pool and hot tub! (Ignore the pin on the map! It's INCORRECT!) There’s no need to pack the car with kid's strollers, snacks, towels or pool toys. Just walk a few steps! Enjoy your morning coffee on our fully screened lanai overlooking the tranquil lake. Early risers are in for a treat: You can sip your morning coffee while experiencing a picture-perfect Florida sunrise.

Buy snacks, ice cream and use the free pool towels! Ask us how to arrange Uber to take you to Walt Disney World for about $10.00-$12.00 or the Orlando Airport for around $30! Sleep easy knowing that our resort has nightly on-site security.
We are new to Airbnb but we have multiple 5-star ratings for this home on Home Away where we have been hosting for almost two years. We pride ourselves on having one of the most sought-after units in Oakwater Resort. Since we own the home, we deal directly with all our guests and provide the personal service and attention to comfort that a rental company just doesn’t provide. You won’t need to go to a management office to retrieve keys for our home. You will obtain a gate code and personalized access code that automatically unlocks our front door. No more lost keys!
If you are still reading, we'd like to address a frequent question we get about our home: price. We appreciate that some guests are on a budget and will ask us to discount our nightly rate. We know there are cheaper homes in our area, even our resort. We know you won't be disappointed with the value of your rental fee and truly feel that our home, it's PREMIUM location and its amenities are worth every cent. OhMeOhMy FULL HOUSE RULES
It is important to note that we are a family who shares our home. Although our home is licensed, we are not a management company. To avoid any misunderstanding, and since we want you to come back AND tell your friends about our home, here is the boring (but essential!) information you need to know:

1. ARRIVAL & DEPARTURE TIMES
We book departures and arrivals on the same day. This means our cleaning team needs access to the home beginning at 10:00 am. Cleaning a 3-bedroom home, including all the linens, is very different from cleaning a hotel room. They have asked for a vacant home until 4:00 and we must respect that.
2. WHAT TO BRING
Our condo is what is known as “self-catering”. Although we try to provide everything that you will need for your stay in our condo, there are things that you might want that are not provided. A full-sized fridge is in the kitchen but you will need to buy your own groceries. Obvious items like clean towels, dishes, coffee maker, toaster, etc., are all provided for your use. We’ll provide a hair dryer but you bring your toothpaste. If you aren’t sure what we have waiting for you, please ask! A Pack n' Play, double stroller, and booster seat is available for guests traveling with an infant/children.

Since, unlike hotels, we do not maintain the space once you check in, anything that gets used up cannot be re-supplied, such as dishwasher detergent, soap, trash bags and toilet paper. Our housekeeper is wonderful and will leave you a STARTER SUPPLY of these items. There are many full-service grocery stores within an easy drive of our home where extras of these items can be purchased. You will be able to walk to Walmart starting in December 2017 for food, drinks, souvenirs, snacks and supplies!
3. SORRY, NO SMOKING OR PETS!
Our home is strictly non-smoking. If you smoke we request that you do so in designated areas and dispose of your cigarette butts responsibly. Please do not smoke in our screened-in porch/lanai. There is a designated smoking area in the adjacent clubhouse. Thank you for your help and understanding.
Our home is not pet friendly. A “pet free home” designation is important to guests with allergies. If a pet is brought into the home, there will be a $300 charge for air duct cleaning, extra cleaning and disinfecting.
4. PROPERTY OCCUPANCY LIMITS
Please note that Florida law puts strict limits on the number of occupants permitted to stay overnight in licensed vacation homes. These are:
2-Bedroom home: 6 persons
3-Bedroom home: 8 persons (our guest limit is 6)
4-Bedroom home: 10 persons
5-Bedroom home: 12 persons
6-Bedroom home: 14 persons
Please note that the authorities police this law and they have the power to spot-check homes at any time for infringement. In the event of higher occupancy than that permitted you will be required to vacate the property. In this event there can be no refund of the rental payment.
We have a strict limit of 6 guests in order to maintain the integrity of the home. Guests are welcome as long as the 6-person limit is respected after 11 pm. Sorry, but guests may not sleep on our sofa.
5. HELP AVAILABLE
As with all properties, our home can encounter unexpected maintenance problems from time to time. Please do a thorough walk-through of our home as soon as you arrive and report anything unsatisfactory within 24 hours. Any subsequent urgent problems regarding the property, including breakdown of equipment, should be immediately reported to our maintenance team. They have left a binder in the home with their phone number and you can call at any time if it is an EMERGENCY. We had someone leave only a 3-star review because two of the four toaster slots weren’t working (brand new one now in the home ☺). PLEASE CONTACT US if ANYTHING isn’t working to your satisfaction. Five star reviews are our PRIDE AND JOY.
Please also inform us of any non-urgent maintenance items that need attention so that we can have them put right for the next guests. Examples? Loose hinges on cupboards, noisy ceiling fans, etc. We can’t fix what we haven’t been told about and this is important to us to maintain our 5-star rating.
Did your child drop and break something? Did you lose a towel or misplace a coffee cup? Just tell us so we can begin working on a replacement. ☺ Our cleaning team will do an inventory of towels, linens and dishes upon your departure. Charges will be for replacement cost only.
Here’s the part we don’t like but that needs mentioning. We cannot be responsible for or be liable with respect to loss, damage or charges caused by outside forces (e.g. Strikes, floods, closure of airports, weather conditions or other events beyond our personal control).
All guests are strongly recommended to take out comprehensive travel and holiday insurance to cover cancellation, accidents/illness, personal belongings, damage, etc. This is SEPARATE from the $500 damage deposit insurance that forms part of this agreement. It can often be purchased through your credit card company, bank, AAA/CAA etc.
6. Do you have any responsibilities? Yes, please!
We ask that you remember that this is our home away from home. Please be a considerate guest and take good care of the property and leave it in a clean and tidy condition at the end of the rental period. Although your rental fee includes a cleaning for the end of your stay, we have to reserve the right to ask you to cover additional cleaning costs if the property is left in an unacceptable condition and requires additional fees to be paid to our cleaners. You also agree not to act in any way that would cause disturbance to any residents in neighboring units.
No events are allowed. Quiet time (11 pm – 8 am) must be respected. Guests are welcome as long as the maximum number (6) is respected for sleeping overnight.
We have purchased and use special mattress covers on all beds that are antimicrobial, antibacterial and above all, water proof. We ask that if you remove one for any reason, that you NOT use the bed without this mattress cover back in place. We have been guaranteed by the manufacturer that if the covers fail in any way, the mattresses will be replaced free of charge. Who doesn’t love a clean bed and mattress?
Pool towels are provided. Please DO NOT take white towels to the pool. Our concierge service in the clubhouse can provide you with free pool towels as well.
Finally, you agree to abide by the general rules and regulations of the Oakwater Community, including guidelines for use of the clubhouse, pool amenities and services etc. These are clearly posted throughout the property.
When you get home and have recovered from what we hope is one of your best vacations ever, we want to hear from you, hopefully in the form of a 5-star review! We hope that you will be delighted at the standard of our home and the facilities at Oakwater. If so, we hope that you will use our home again in the future and tell your family and friends when you get home!
