The property underwent a comprehensive refurbishment in July 2016 and offers an excellent level of comfort, style and convenience. It is only 200 yards from the very centre of vibrant Newmarket and the high street where there is easy access to all the usual conveniences.

The Space – Mill House is a Victorian property and was recently converted and refurbished in July 2016. The property offers an excellent level of comfort, style and convenience and has been kitted out for modern living with Wet Rooms, Smart TV and a great outdoor decked Terrace for socialising, dining or enjoying a crisp glass of wine as the sun goes down. Accommodation, facilities and amenities are laid out over 3 floors and so may be less suitable for the elderly or those with limited mobility.

Guest Access – At Mill House we operate an Express Check-in where guests are able to pick up a key to access the property on arrival, allowing you to check in at your convenience, even if you arrive late at night. Guests will have exclusive access to the entire property including Kitchen & Dining areas, Garden & Terrace.

Interaction - Guests will receive full instructions on how to access the property including a four-digit combination for the Key Safes located outside the property prior to arrival. We will also provide a house manual to assist you with understanding all of the features of the property for your convenience.

Other things to note – Parking along Mill Hill is unrestricted and free of charge and is on a first come first serve basis.

The Neighbourhood

Overview - The property is ideally located for shopping, restaurants, pubs, bars, racing and transportation. Mill House is only a 3 minute walk from the Market Square, Waitrose supermarket, Newmarket’s shopping centre and two butchers that make Newmarket’s infamous Powters and Musks Sausages. Newmarket Racecourse is a 15-minute walk away allowing a short walk back home after a day at the races. Tattersalls Horse Auctioneers, the Racing Museum and the Equine hospital are also close by.

Getting Around - Those travelling in by train can walk to the property from the station. However, if preferred or you are laden with luggage, one can easily raise one of Newmarket’s distinctive Black and Yellow Taxis.


The property is located approximately 200 yards from the Market Place just up Mill Hill. Mill House is easily identified by its dark grey façade, distinctive green bobble hanging next to the black front door and the property name displayed within the glass window above. Parking is unrestricted and free of charge along the entirety of Mill Hill on a first come first serve basis. The address of the property is 38 Mill Hill, Newmarket, CB8 0JB.

House Manual

Everything in the property is fairly self-explanatory and is much like most residential dwellings and homes. Heating and hot water are provided by a combination boiler and is constant and on demand. Heating is set at a comfortable ambient level and can be adjusted using the thermostatic radiator valves in each room. The WIFI internet modem/router is on a high level shelf in the hallway with the login details/password clearly displayed on a sticker on the front of this shelf. The TV is connected to the WIFI already and we provide a Netflix account for streaming movies and other entertainment. Login Details will be provided prior to arrival.







We stayed at Olivers home with a group of 10 of us while attending the races. The location was perfect and the home exactly as shown in the pictures. It was the perfect option for us rather than renting lots of hotel rooms. The patio garden was lovely to sit in and have our breakfast. Oliver rents his home through a company called aspire. This is absolutely fine but does mean if you rent out the whole house you have many terms and conditions to sign for each room which is slightly more time consuming than most Airb&b places we've rented before. Check in was easy with access to key safes we hadn't initially been given all the codes however this was emailed after requesting with no problems. I would definitely recommend this house and would love to stay again if in Newmarket

House is lovely - we hired entire house for the weekend for my dads 70th birthday celebration. However, it was not ready for us when we checked in. One bedroom had not been made up from the last people who stayed and communal areas had not been cleaned. Oliver was not answering his mobile so I had to communicate via email / text. He did call me later that evening to explain it was a miscommunication with the cleaning company. They did come to house to sort this but we had to spend the first 2hours cleaning the kitchen and the fridge had milk which was over 2 weeks out of date! Once over the initial issues this was a great place to stay. Good location for Newmarket races (short 10-15min taxi ride), walkable to town. Would recommend booking whole house rather than staying in an individual room due to having to share the bathrooms x2 and kitchen.

Very nice. Rooms were to a very high standard and the communication with the host when we had some minor technical difficulties was faultless

Very well accessible, great location and true to pictures. We rented the whole house and although it was a little confusing as we had to sign 6 separate contracts and receive 6 separate codes on the morning of check - in, Oliver was very helpful. On check -out, I requested last minute if it was possible to leave a little later and Oliver was really accommodating and it was no problem at all. Would recommend for a short stay in Newmarket.
