You’ll love my place because of the ambiance, the outdoors space, the neighborhood, the light, and the comfy bed. It is located two blocks from the metro (Pedro de Valdivia).
The room has a queen bed and private bathroom. The guest can use all the common areas of the apartment: living room, dining room, kitchen and a nice patio to relax, do a barbecue and invite friends. The apartment has 90 square meters (970 square feet) and a patio of 60 square meters.
I give my guests space but am available when needed.
The apartment has high speed internet fiber optic.
1.Maintenance and cleaning rules
•The guests agree to maintain the common areas in the apartment in a manner in which they are intended: clean, organized and in order.
•This lease requires that all rooms and hallways allow for unimpeded movement, for safe exiting during an emergency.
•Please keep your personal belongings in your room or in the closet, nothing can be left in communal spaces.
•Always clean up after yourself in communal areas.
•Whenever you use the kitchen, please wash your dishes, wipe down counters and leave the kitchen clean. Do not leave crumbs to entice insects into the home.
•Every time you cook make sure you open windows and turn on the extractor air (located over the oven) to avoid having a smelly house :-)
•If you spill something in the refrigerator or the oven or anywhere, please wipe it up.
•The food has to be properly stored in sealed containers, inside the refrigerator.
•To use the cooktop/oven you need to open the gas valve (horizontal). After using it, remember to always close the gas valve (vertical) for safety reasons.
•The guests must remove any collected trash and food waste from the apartment once a day.
•The apartment has been painted white recently, so please be careful not to spread stains.
•Do not leave your things in the washing machine for longer than it’s needed. Or your food in the oven.
•If you eat or drink in the patio make sure to put placemats in the table to collect any food spillage.
•A cleaning lady will come to the apartment once a week. Her tasks include: cleaning of kitchens and bathrooms; vacuuming throughout the house; mopping; and dusting all surfaces.
•But the guests are responsible for cleaning and keeping well organized all the areas of the apartment on a daily basis. This includes, but it is not limited to keeping clean the refrigerator and stove every day, doing the dishes every day, sweeping when necessary, and so on.
•Bathrooms must be cleaned regularly, and as frequently as needed, to prevent the formation of mold and mildew.
•If you break something, you are responsible to replace it.
•Smoking is allowed only in the patio, keep windows closed to prevent smoke from entering the house.
•Cleaning items are shared with the exception of the laundry soap.
•Lock all the windows and the door every time you leave.
•The two looks of the door must be left closed (not just one of them!) to avoid being robbed at home.
•Avoid having the windows wide open during the night while sleeping. The bedroom's window can be open in a way that only the top side stays open. For that you need to move the window handle to the right (horizontal), then to the top (vertical), and finally push it towards you.
•Turn off the gas valve after cooking.
•Quiet time after 11pm.
The guests agree not to cause or allow any noise or activity on the premises which might disturb the peace and quiet of another resident and/or neighbor.
The guests agree that the following are prohibited:
•Smoking inside the apartment
•Additional guests staying over
•The use of any room in the rental property for storage space other than in closets
•The creation of cluttered environments (such as storage boxes, papers on the floor, clothing on the floor, etc.)
•Making copies of the keys
4.Confiscation of Property
Neither party will ever have the right to secure compensation for any liability owned by the other through confiscation of property belonging to the other. Such disputes are to be settled through negotiation, arbitration, or the courts.
