Nestled within the subdivisions of Lindfields, this 2nd floor vacation condo is within easy reach of Disney World, Universal Studios, Sea World, and other major attractions. Condo features 3 bedrooms, 2 bathrooms and a fully equipped kitchen with fridge/freezer, stove, microwave and dishwasher.The condo is alongside Conservation area and even has its own private decking area so that you can enjoy some of the Orlando, Florida wilderness. There are two community pools and a clubhouse for your use within the community.
RENTAL TERMS AND CONDITIONS
All prices indicated are in US Dollars
RESERVATIONS are secured only when deposit of $300 has been received. This amount is credited towards your final payment. Confirmation of reservation will be made within 7 days upon receipt of deposit. The lead name on the booking form is responsible for all payments. Please note that payment is due in full if booking is made less than 60 days prior to check in date.
The Management Company, Villas-USA, LLC also requires completion of all relevant details for the rental period on the Booking Form. In addition Florida State Law requires names of all persons and ages of children are recorded on the booking form.
We also require completion of Credit Card Authorization form and signed copy stating you have read and abide by our Bookings Terms and Conditions. Only when these papers are in receipt of the Management Company will the reservation for the rental period be secured.
When a guest requests an amendment to a booking 30 days or more before the start of the rental an Administration charge of $100 will apply.
We reserve the rights to amend the rates at any given time. Reservations secured before any changes with all completed papers will remain unchanged.
The Management Company reserve the right to transfer guests to another rental home if the home they originally booked is not up to rental standard due to structural damage or other problems, or the home is no longer available for rent at the homeowners’ direction. We will however strive to avoid this type of transfer wherever possible.
On receipt of final payment directions to the rental home and door access codes will be issued.
The Management Company and Owners reserves the right to cancel the reservation if payment in full is not received by the due date.
SECURITY DEPOSIT is required at time of reservation by completion of Credit Card Authorization Form. Your account will be debited if there is any damage to the rental property contents and loss of inventory. In addition rental home rules clearly state financial penalties, which you can read in the guest handbook. (This includes excess trash and laundry as well as leaving a home in an unsatisfactory state).
FINAL PAYMENTS are due 60 days before the start of the rental period by certified check or by credit card (Visa or MasterCard) we will allow 10 days for the payment to reach us by mail.
Late payments will incur an administration charge for every additional request made.
CANCELLATIONS. In the event that the Guest exercises their right to cancel, which must be received in writing, the Company will levy the following cancellation penalty percentage rates of the Total Rental Fee (amount shown on the booking confirmation):
• Deposit is non refundable upon cancellation
• If between 30 and 60 days remaining before your arrival date 50%
• If between 15 and 30 days remaining before your arrival date 75%
• If fewer than 15 days NO REFUND
ARRIVALS The earliest check in is 4pm.
Arrivals and entry to the rental property earlier (without prior arrangement) will incur an additional night rental charge charge.
DEPARTURE Latest departure time is 10am. Guests who ask to leave the rental home later than 10 am will incur an additional fee starting at $50, unless pre-authorized.
MAXIMUM OCCUPANCY In compliance with Florida State Law, guests must not exceed the permitted maximum occupancy in any rental home. If this is brought to the attention of the Management Company, all guests will be asked to leave the rental home.
This includes no sleeping in vehicles such as RV’s and trailers parked outside the rental home. Some home owner’s association do not permit parking on the roadside and citations may be issued. Also no RV’s or trailers are permitted to park in the sub divisions.
NO SMOKING POLICY A no smoking policy operates in all rental homes. You may smoke in designated areas only, outside on the pool deck.
PETS Strictly no pets allowed unless authorized in writing by Villas-USA, LLC. Unauthorized pets found to be in the home will incur cleaning and sanitization fees.
POOL HEAT Is available for an extra charge per day. During colder weather there is no guarantee of the water temperature being achievable. In these circumstances a refund of part of all of the pool heat charge is not possible. Requests for Pool Heat should be made at time of reservation. Pool heat requested during the rental period will incur a call out charge and must be paid in full at the time of the request.
BBQ’s Owners and Guests understand the Management Company takes no responsibility for cleaning of BBQ’s. Therefore, guests should leave the equipment, together with replenished supplies, in a clean and hygienic state for the next guest’s arrival. Failure to do so will incur charges.
It is recommended to use Hire BBQ’s which are available on request at time of your reservation. CHECK THE REGULATIONS
INSURANCE Customers are strongly advised to secure their own travel and health insurance.
LIABILITY The owner’s agents, or owners, do not accept liability whatsoever for death, personal injury, accidents, loss or damage to personal effects however caused during the rental period. The Management Company accepts no responsibility for third party guest services and complaints regarding any issues of services provided by third party.
If any personal effects are found in the home after departure, we will retain them for 2 weeks, it is the guests responsibility to contact us and arrange for collection. After 2 weeks the items will be disposed of.
HOME INVENTORY Guests agree that no inventory items will be removed from the rental home, any items found to be missing will incur charges. Any damage must be reported to the Management Company immediately.
DEFINITION OF VACATION RENTAL: rental homes reserved for vacations are on a short term basis and are self catering. A starter pack of internal trash bags, toilet tissue and soap is provided free of charge. Guests are advised to proved their own dish wash and laundry detergent and replenish the starter pack for their use only, not to replenish on departure.
EXTRAS Pre arrival cleaning is included in your total cost; reservations of less than 4 nights will be charged an additional cleaning surcharge fee.
HIRE EQUIPMENT Please organize at time of reservation for crib/highchair and BBQ hire.
Daily maid and interim clean service available upon request on reservation. This may vary and may not be available during the high season due to high demand.
WELCOME PACKS are available at time of reservation and up to 30 days pre arrival.
OTHER GUEST SERVICES Include Massage Therapist, various attraction tickets, concierge service, all requests are considered, avoid disappointment and book early. Please refer to our website for services available.
FORCE MAJEURE The owners or owner’s agent cannot accept responsibility resulting in loss, damage, death or injury sustained due to unforeseen circumstances beyond our control, and events due to severe weather conditions and affected results.
MANAGEMENT COMPANY RESPONSIBILITIES
Our business hours are Monday to Friday 9.00am – 6pm.
We are available at the telephone number listed in the Guest Handbook during business hours. We will monitor calls and respond to emergency requests after business hours and Public Holidays if deemed appropriate.
We will respond to any problems, within our constraints, found at the rental home on guest arrival or throughout the rental period. Dependant upon the nature of the problem and availability of staff, problems will be addressed as quickly as possible. Problems are assessed and responded to in order of priority, emergency response is at the discretion of the Management Company.
The rental property will be provided with a Guest Handbook offering advice during your stay. It is recommend reading this handbook thoroughly and noting the comments and possible charges you may incur during your stay.
We will provide directions to your rental home in addition with directions to local amenities and places of interest and general information which may assist you during your stay.
COMPLAINTS In the unlikely event of any complaints during your stay, please contact us immediately. We will meet with you and attempt to resolve any issues. Do not wait until the last day of your rental stay, or, after departure from the rental home to complain about retrospective issues as these may difficult to resolve with a satisfactory outcome.
