Step into your Bahamian inspired great room, which has an open concept connecting the living room, dinning area, and custom kitchen. The walls are filled with original art from a small chain of islands in the Bahamas. The living room includes a plush, wraparound sofa which converts into a queen size, Temperpedic, pillow top bed. Here you can settle into your favorite HBO series or Netflix with our complementary movie channels and WIFI provided on the large, smart TV. Instead you may choose to keep the distractions away, and enjoy the space hanging out with friends and family playing board games, or cooking a gourmet meal.
This Suite offers a fully functional, stocked, custom kitchen with large granite counter tops. As well as, dinning space for up to 10'guests. The kitchen includes brand new Whirlpool appliances with all the conveniences of home including; dishwasher, electric stove, 33" refrigerator, microwave, ice maker and disposal. For those chiefs who find pleasure in cooking you'll have everything you need from spices to culinary ware.
When it’s time to cozy up into the master bedroom you will enjoy a king size, pillow top mattress. If you choose to stay in for movie night, an additional large, smart TV with Netflix is here for your entertainment. The master also has its own private bath, walk-in closet, and large window for natural lighting. The master also has a seating area with a plush sofa that can convert into a queen size pillow top bed, for two additional guests.
The Abacos Suite offers a second bedroom with continued luxuries of home. This room contains two queen size beds and it's own smart TV. It includes, a large bay window and dresser for extra storage.
The main washroom is spacious and continues the Bahamian theme throughout. At some point, you might be ready to freshen up and wash that salt off of your skin. Step into the wash room with floor to ceiling travertine, double vanity, and tub. After cleaning up, head out to enjoy some fresh locally caught seafood brought straight into Port Canaveral daily.
The suite has its own separate laundry room with plenty of space for extra storage, and of course a full size washer and dryer. Just past the laundry room is the backdoor which leads to a private back, paved patio for sunbathing and fresh air.
Don't forget the front courtyard boasts a newly installed, 35 foot, salt water pool! This semi-private (shared only amongst the 3 suites on the property) pool is the best place for relaxation, sunshine, and reading a book. Don't worry, during the winter months the pool is equipped with a heater for year round enjoyment.
SUMMARY: The Abacos Suite includes; a washer, dryer, 40 gallon hot water heater, WIFI, and Netflix. It is family and pet friendly, can sleep up to 10 guests, with a private, back paved patio area. The suite is walking distance to the beach and Cocoa Beach Pier. The pier is approximately 3/4 of a mile and the walk to the beach is about 2 -3 minutes or less than 1/4 mile.

SHORT TERM RENTAL AGREEMENT
This Short Term Rental Agreement (the “Agreement”) is made by and between Local Industries LLC (“Homeowner”) and Guest as of the date last set forth on the rental agreement in (SENSITIVE CONTENTS HIDDEN), AirBnb, or partner sites. For good and valuable consideration, the sufficiency of which is acknowledged, the parties hereby agree as follows:
1.Property. The property is located at: Cocoa Beach
2.The property is furnished and includes: Washer, dryer, dishwasher, sleeper sofa, queen size bed, linens, beach towels, bath towels, stereo, 3 TV’s, router, dishware, glassware, silverware, 3 paddle fans, art work, furnishings, futon sofa, beach toys, patio furniture.
3.Rental Party: The number of adults and children staying on the property must be consistent with what was originally listed on the booking website during booking.
4.Maximum Occupancy: The maximum number of guests is limited to 6 persons. We do not permit more than 6 persons. If it is determined more guests are staying, an additional charge or $50 per person, per night for each guest in addition to the nightly rate will be assessed.
5. Term of the Lease. The lease begins at 3:00 p.m. on the Check-in Date and ends at 11:00 a.m. on the Checkout Date.
5. Minimum Stay: This property requires a 3 night minimum stay. Longer minimum stays may be required during holiday periods and at the discretion of management. If a rental is taken for less than 3 days, the guest will be charged the 1.5 times the nightly rate.
5.Rental Rules: Guest agrees to abide by the Rental Rules attached as Exhibit A at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
6.Pool Rules: Guest agrees to abide by the Rental Rules attached as Exhibit B at all times while at the property and shall cause all members of the rental party and anyone else Guest permits on the property to abide by the following rules at all times while at the property.
7.Access: Guest shall allow Homeowner access to the property for purposes of repair and inspection. Homeowner shall exercise this right of access in a reasonable manner.
8. Rental Rate and Fees
a.Deposit: A security deposit of $250 is due prior to the Check-In Date.
The deposit is for security and shall be refunded within 7 days of the Checkout Date provided no deductions are made due to:
i.damage to the property or furnishings;
ii.if guests fail to follow the rental rules
iii.any mess requiring excessive cleaning; or
iv.any other cost incurred by Homeowner due to Guest’s stay.
If the premises appear dirty or damaged upon Check-in, Guest shall inform Homeowner immediately.
b.Rental Rate. Payment in full of the following fees shall be due 30 days before the Check-in Date:

9. Cancellation Policy: If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:
-If cancelled 14 days or less prior to check in date, no refund will be issued.
50% if cancelled 15 days prior to the Check-in Date
100% if cancelled 30 days prior to the Check-in Date
10. Insurance: We encourage all renters to purchase traveler insurance. Below are some references you may contact to purchase such insurance: Brightway Insurance Company
11. Payment: Acceptable payment methods are credit card only. Payment must be completed through the booking website. Please note that landlord does not receive or hold funds until after your check in date, all funds are held by the booking site.
The parties agree to the terms of this Short Term Rental Agreement, as evidenced by agreeing to the terms in the booking site (SENSITIVE CONTENTS HIDDEN), (SENSITIVE CONTENTS HIDDEN), Airbnb, or partner sites.
1.Smoking is allowed outside only, this is a non-smoking suite.
2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above.
3.Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00p.m. – 8:00a.m.
4.All of the units are privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.
5.Keep the property and all furnishings in good order
6.Only use appliances for their intended uses
7.PETS are permitted only with prior approval and the Pet Addendum must be agreed upon.
8.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the units. The maid service occurs before and after each check in / out.
9.Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located in the parking lot in front of the property.
10.Water and Septic: The property is on a well and septic system. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged damages over and above your deposit.
If there is a storm or hurricane, no refunds will be given unless:
•The state or local authorities order mandatory evacuations in a "Tropical Storm/Hurricane Warning area" and/or
•A "mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning" area of residence of a vacationing guest.
•The day that the authorities order a mandatory evacuation order in a "Tropical Storm/Hurricane Warning," area, we will refund:
Any unused portion of rent from a guest currently registered;
Any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten the stay, to come in after the Hurricane Warning is lifted; and
Any advance rents collected or deposited for a reservation that is scheduled to arrive during the "Hurricane Warning" period.
1.The Swimming pool is exclusively for current guests of Christopher’s at 2Eleven.
2.Glassware is not permitted in the pool or around the pool deck area.
3.Hours of Pool operation are from 8.00 am to 10.00 pm
4.Children below 14 years must be accompanied by an adult who is able to swim and is sober.
5.Any persons who do not know how to swim, must be accompanied in the water by a responsible adult at all times.
6.Use of an infant life vest is encouraged. They are available upon request
7.Diving, running, horse play, and jumping in the pool is strictly prohibited.
8.Entry into the pool by pool steps only.
9.Pool users are requested to maintain sound judgement at all times.
10.Persons under the influence of alcohol/drugs are not allowed to use the Pool or pool deck.
11.Kindly keep all valuables in your suite, management cannot be held liable for loss of any valuables or other personal property left at the swimming pool premises.
12.People with long hair must wear a Swimming cap.
13.For Hygiene reasons, all persons are requested to take a shower before using Swimming Pool.
14.Pets are not permitted in the swimming pool premises.
15.Persons suffering from any disease are not permitted to use the Swimming Pool.
16.These rules and regulations are subject to change any time without notice.
17.Guests swim at their own risk and the landlord will not be responsible for any injuries while using the pool facilities.
18.In any emergency immediately call 911.
Guest hereby agrees to comply the following:
1. Guest to pay additional pet fee in the amount of $50.00 per pet.
2. All pets must comply with the following specifications (documentation from an accredited veterinarian must be provided by Guest upon request):
a. Breed must be pre-approved by landlord
b. Must be at least 3 year(s) of age or older.
c. Must be spayed or neutered.
d. Must be up-to-date on rabies vaccinations and all other vaccinations. Heartworm preventive is highly recommended.
e. If your pet has ever bitten anyone or another animal, they are strictly prohibited from this property regardless of any other variables above.
3. All pets must be leashed at all times.
4. Guest is responsible for cleaning up any/all pet waste.
5. Pets are not allowed on furniture at any time. Any evidence of pets on furniture may incur extra cleaning fees.
6. All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in the state of Florida and can cause harmful/fatal illness to humans and pets.
7. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be above and beyond the total security deposit.
8. Guest should prevent pets from producing excessive noise at a level that disturbs neighbors.
9. Pet will not be left unattended for an undue length of time, either indoors or out. Pet will not be left unattended on balcony, patio, or porch.
10. Homeowner assumes no responsibility for illness or injury that may incur to pets or humans while on the premises.
11. The Guest shall be solely responsible for the pet while on the property.

My mother, Patricia, and I decided last year to open our own AirBnB. After many months of renovations and upgrades we are finally able to welcome you!
While we both love and have grown up in the Cocoa Beach area, we have done some extensive traveling and have decided to incorporate some of our favorite destinations into our AirBnB. This apartment is themed after Tahiti, one of Patricia's most memorable places.
A little about me, my name is Adam and I was born and raised on the Space Coast where I developed a passion for all things water, like scuba diving, fishing, surfing, wake-boarding, paddle boarding, you name it. After graduating from the University of Central Florida with a business degree I began a career in real estate as well as accommodating our guests as best as possible. We look forward to meeting you soon! Oh, and some of my favorite places include Thailand, South Africa, and Viet Nam, and my favorite way to travel is with my backpack and flip flops.
