Our Big Red Texas Barn is a great way to enjoy a fun & funky Texas experience for any adventures in Austin. We are 4 houses from the Austin city limit line, 11 miles to Downtown, and also convenient to many Hill Country adventures. Whether you are looking for quiet retreat for one, a romantic getaway for two, an authentic Texas vacation for the family, or a fun gathering spot for a group of friends, the barn may be the fun, memorable centerpiece that enhances your visit to Austin with some fun and funky barn character.
The barn is a wide open space with exposed rafters, high ceiling, wood walls, original 50 year old concrete floors, porches on two sides, all filled with cozy, comfortable modern barn decor. At 1300 sqft, the barn can spaciously accommodate parties large or small and would be an equally fun place to crash between adventures or just hole up and enjoy some country tranquility. It would take several hotel suites to rival what you'll have available to you at the barn. There are two twin beds in the bedroom, an antique day bed and trundle in the living room. 4 Elevated air mattresses round out the rest of the sleeping accommodations.

The barn is in the way back of our fully fenced backyard. You will have access to the entire barn, your own parking area/driveway, two porches and the grassy yard space above the wet-weather creek. The parking area/barn exterior are monitored with security cameras.
WHO ELSE IS IN THE BACKYARD?
We have a sweet little flock of laying hens (NO roosters!) that are free-range in the backyard. We also have a flock of children who live here. Their outdoor play space is between the main house and the creek. So, you may see/hear our kids playing in the backyard. The hens and the kids are fairly good backyard sharers, but if you have a strong aversion to either, this is likely not the right rental for you.
Since the barn is located in our backyard and we will all be on property together, you will receive a rental contract and will need to list information for ALL guests (name, age, address, contact#. IDs may be verified upon arrival or prior) as well as vehicles (make/model/plate) that will be joining us at the barn immediately after completing your reservation, please don't book until you know the details for your group. You will need to truthfully complete the contract in it's entirety and return via email in order for your reservation to be considered confirmed and complete. We will ask ABB to release any reservation that is not in compliance with house rules.
We will consider very well behaved humans & pets traveling together IF this is discussed via an inquiry. There are fees and guidelines for traveling pets. These must be discussed and agreed to prior to booking.
Our kids are partially home-schooled and have varied activity interests, so we have a very busy schedule. The barn was built by our family for our family, it is also a family project to manage your ABB visit. However, if your visit falls during a time that we also will be traveling, there will be a local contact available for you and I will be available by ABB messaging. We are always happy to hear from our guests. If there is something you need help with please do not hesitate to ask. Utilize ABB messages and please be attentive to communication that comes from us as well.

SLEEPING SPACES: The bedroom space is open thru the rafters to the rest of the barn, but does have glass french doors (no lock) with curtains that close for more privacy . The living room features a large glass garage door at one end. This is one of the best features of the barn, but they don't make curtains for 12' garage doors, so whoever sleeps in the living room will see the sun in the morning and the stars at night. Couch is for sitting, not sleeping. The beds are a combo of regular and air, all singles. Just ask if you have specific requests for bed locations/types otherwise we'll use our best judgment and choose for you.
BATHROOM: The bath includes a separate vanity and laundry area, with a large 60" frameless glass shower with both a rainhead and handheld shower wand. The bath may be entered from either the living room or bedroom. The bath is spacious and the sink/laundry are separate from the shower/toilet, but in the end there is just one of everything, so please consider if your group will enjoy sharing one bathroom for your visit. We supply hair dryer, iron, clothes hanging space, dresser, toilet paper, shampoo, conditioner, hand soap, body wash, towels, hand towels, and wash cloths. We've also added multiple mirrors throughout the space, so you can be utilizing more than just the bathroom for getting lots of people dressed and ready in and out of the bathroom.
KITCHENETTE: The kitchenette has a full-size refrigerator, dishwasher, double basin farmhouse sink, as well as coffee maker, tea kettle, crockpot, microwave, toaster oven, hot plate, and griddle, but NOT an oven/stove. There are dishes, utensils, platters, cleaning supplies.
MISCELLANEOUS: The walls are wood and the floor is concrete. A firepit and charcoal grill are both outside.

RENTAL CONTRACT: You and I have agreed to certain terms of service with ABB. In addition, you will be provided with a rental contract that will include the names, ages, addresses & contact# for every adult guest in your party, the reserving guest's government ID, as well as information for the vehicles you will be parking at the barn (make/model/plate). It will also certify your intention to take excellent care of the barn during your stay. You will need to fully and truthfully complete the contract and return it immediately after completing your reservation. Please do not book until you are clear enough with your plans to be able to fully complete your rental contract. You are expected to return your contract within 24 hours of receiving it.
GUESTS OF GUEST: The barn is great for hanging out with a group. However, ALL visitors to the barn must be registered with Host and ABB. Guests on property beyond those included in reservation/contract are cause for removal of entire group at no refund. 5% Discount offered for groups where every adult guest has verified ID on the reservation. Infants and pets may need to be included in the total guest count. In the case of infants or pets please discuss first.
GOOD NEIGHBOR CLAUSE: The barn is in the backyard of our family home. You will be able to see and hear us across the backyard, we will be able to see and hear you across the backyard. Your dress and demeanor should be shared-space appropriate. Therefore, no illegal, annoying or disruptive behavior at the barn. You are in a residential area and specifically in our backyard. Quiet hours 10pm-8am.
LIGHTS & UTILITY USAGE: Be conscientious with utility usage. Turn off AC when doors/windows are open. Turn up AC when you go out. Turn out lights when you're away.
**NO Smoking/Vaping in the barn at all, ever. Evidence of smoking or residual smoke smell will be charged a remediation fee to remove smoke from barn. You may smoke on the driveway or the covered porch if you do not leave behind ash, butts or smell.
**Responsible internet/cable/tv use only, no illegal or illicit content.
**Notify host immediately of accidents/damage, or anything in the barn needing our attention.
RESERVING GUEST: The reserving guest needs to be on property for the duration of the reservation and is the person legally/financially responsible for your group and the barn for the duration of your stay.
PROFILE: You should have a complete profile prior to reserving. This means 1) a profile picture in which you are identifiable, we need to know that the right person has arrived. 2) verified ID with ABB, including government ID. We will confirm ID along with contract and/or at arrival. You should treat your profile as an opportunity to introduce yourself well to future Hosts. Tell us enough about yourself to know who we are welcoming into our home.

I'm a serial home remodeler and completely meticulous with home details from cleaning to comfort. In our married life we've lived in 9 different houses, 5 of which we built from scratch or completely remade. When our first kiddo started driving we looked for a property closer to their school in order to keep them out of Austin traffic as much as possible. This location was great and the lot was large, unfortunately the buildings were awful. So, the great undertaking began. The Barn was the first structure to be remade and it served as our home-base as the main house was rebuilt after 50 years of aging and neglect. Now that construction is mainly finished throughout I'm taking on clients who have their own spaces to remake and sharing the barn with Austin travelers.
With a large family we tend to do things a little differently from the norm, so the barn is likely nothing like anything you've ever lived in before. It was built to be fun, funky and sturdy. We love family & friends, and entertaining while being cozy & comfortable. We feel fortunate to have more space than we regularly need, so we're happy to welcome guests who will love the barn as much as we do. Hosting here allows us to pay our property taxes, take the kids for an extra treat now and then and gives me a reason to buy more throw pillows and art than would normally be sensible for a barn.
With that oldest kiddo out of the house and off to college we may also become more frequent AirBnB guests as we'll be entering that stage where our family isn't all in one place. We believe in Texas hospitality whether you come to us or we come to you.
