Highgate Park is a brand new development of executive-style villas set in beautifully landscaped gardens within an impressive gated community with access to residents' tennis courts and playground and being within easy reach of the Walt Disney World Resort (under 10 miles) and other major attractions. All amenities, including shopping complexes, restaurants, golf courses, including the recently constructed Champions Gate Golf Resort, featuring two 18 hole courses designed by Greg Norman, are within a few minutes' drive from your vacation villa. Kennedy Space Centre and Cocoa Beach on the Atlantic Coast are also about an hour's drive away, whilst you can reach the superb beaches of the Gulf Coast in circa 1 hour 30 minutes from the villa. Your luxury vacation home has its own private, heated 27' x 11' swimming pool with spa, located on the south facing patio, complete with poolside furniture, outside shower and poolside bathroom. 5 large bedrooms with 3.5 bathrooms and 2 additional Queen sofabeds comfortably accommodate 12-14 guests. The master, with King size suite and en-suite facilities, includes a large walk-in shower cubicle, bath, two walk-in wardrobes and a his and hers vanity sink unit. Situated on the 1st floor, the master suite is accessed via a gallery landing. The villa also has 4 further bedrooms (2 on the ground floor, 2 on the 1st): 1 Queen suite, 3 twin bedrooms and 2 Queen sofabeds. Each bedroom is located next to a bathroom. Coat hangers, hairdryers and clock radios are provided. A fully equipped kitchen ensures that eating in is as enjoyable as eating out and the villa benefits from a formal dining area, as well as a breakfast nook. The vacation home is very well equipped and furnished to a high standard. Tastefully decorated and fully air-conditioned with ceiling-fans, the home offers TV connected to cable network, DVD/CD Player with surround sound in the lounge, loft/landing reading area, and second TV with Playstation2. There is also a Pool Table and Table Tennis equipment. The villa has a telephone system. Local calls are free, long distance and international calls can be made via a telephone calling card, which are widely available.
You are required to pay a non refundable accidental damage insurance of $50. This must be paid with the final invoice payment. The insurance only covers accidental damages. Any willful neglect of the property will result in further charges to be applied.
•The signing of the booking form by the party leader confirms acceptance of the terms and conditions set out and shall be binding on the persons listed on the booking form intending to occupy the premises (or any subsequent amendments to this list).
•Guest providing booking information will be of legal age to bind these terms and conditions in the State of Florida
•No pets allowed.
•For the comfort of guests, there is a non-smoking policy in place in all of our homes, however, smoking is permitted on the patio area. Please use ashtrays, as provided.
•To ensure comfort, security and peace of mind, all of our homes are registered with the State authorities and in full compliance with all relevant legislation.
•The rental property is deemed to be a self catering vacation rental. Starter items such as one roll of toilet paper in each bathroom, trash bags in bins, dishwasher tab and soap bars will be provided. Once the items are used it is the guests responsibility to provide items for their use during their stay. Laundry detergent is not provided.
Rental Period & House Rules
•The home is available from 4pm, local time, on the day of arrival.
•Departure must be by 10am on the morning of departure day.
•Guests may arrange to arrive earlier or stay later if the home is available. A nominal charge will be levied for this service and must booked with us in advance.
•Guests are required to follow trash guidelines posted in the homes and ensure that no excess trash is left on day of departure. Trash / Recycling instructions will also be included in guests arrival instructions
•Guests are requested to leave the home in a tidy manner upon departure. Loose trash should be bagged and put in trash bins for collection. Recyclable items should be also collected and put in appropriate recycling bins where provided.
•A non-refundable deposit of $150 per week is required within 3 days of your initial reservation, together with the completed Booking Form. Upon receipt of this deposit and Booking Form you will be sent a confirmation of the booking.
•Payment of the balance is due no later than 8 weeks prior to your arrival date. Upon receipt a confirmation will be sent out. You will receive full details of the home, along with directions and key codes within 2 weeks of your arrival date.
•Please note that a reservation fee may be added to the total booking amount, said fee will be $25 USD.
•Failure to make the final payment by the due date (8 weeks prior to arrival) may result in the loss of the booking and deposit.
•We recommend that all guests ensure they have appropriate holiday, medical, injury and cancellation insurance coverage prior to travel.
•The client is solely responsible for any theft, damage or breakages that may be caused to the property or it's inventory during your stay.

•The home is checked prior to your arrival and after your departure and any faults are reported to the management.
•We reserve the right to retain the security deposit either in part or in full to cover damage, theft, breakages or non-return of the keys. This may also include additional cleaning costs for spills, stains, etc. Receipts for repairs/replacements will be provided in the unlikely event that such retention of the security deposit is required.
•We reserve the right to pursue a guest for recompense for any and all damages caused which may exceed the value of the security deposit and will require payment within 14 days of being served notice of this.
•Florida has a sub-tropical climate and care must be taken with food that is left uncovered. Un-covered food can attract insects very quickly. Any added costs for pest control services incurred for lack of care may be passed to you.
Cancellation by Guests
In the event of your party needing to cancel, the following conditions will apply:
•8 weeks prior to arrival 20% of the total charge retained
•5 weeks prior to arrival 50% of the total charge retained
•less than 5 weeks, will result in us retaining 100% of the booking fee (not including the security deposit)
Cancellation by the Home Owner or Special Dreams Management
In the unlikely event that personal circumstances necessitate cancellation of the booking we will refund any monies paid by the party (without interest, compensation or consequential loss of any kind). However, we will seek to relocate your booking to a home of a similar or superior standard.
Force Majeure: We, Special Dreams Management, the owners and their agents accept no responsibility or liability for any loss or damage or alterations to the terms of this booking caused by events beyond their control including, but not restricted to, war, civil commotion, flight delays or cancellations, technical difficulties with transportation, alteration or cancellation of schedules by carriers, adverse weather conditions, fire, flood, industrial dispute or any other event beyond their control.
Safety & Security
•Due to state fire regulations, under no circumstances may more than the maximum number of persons identified on the booking form occupy the home.
•All swimming pools are used entirely at the guests own risk. No jumping, diving, horse playing, pushing or running is allowed and children must be supervised at all times.
•Glass is not permitted in the pool area at any time. Please use plastic ware.
•The guest is responsible for locking the doors to the extent of locks available at the property before leaving at any time during their stay.
In the unlikely event of a problem arising during your stay in one of our homes, you should contact us immediately and we will seek to resolve the matter within a reasonable period of time. If the problem has not been reported to us, the management company, within 14 days of the problem arising, we cannot accept any responsibility.
LIABILITY - The property is privately owned and neither the owners nor we, the management company accept any responsibility whatsoever for personal injury, accidents, loss or damage to persons or personal effects, however caused.
We, the management company, the owners and their agents reserve the right of entry at any time. This includes such workers as maintenance crew, gardeners, pest control, etc.
