My place is close to parks, beaches, art and culture. You’ll love my place because of the coziness and the kitchen. My place is good for couples, solo adventurers, business travelers, families (with kids), and furry friends (pets).
My vacation property is one half of a duplex. It is a full apartment with 2 bedrooms, 1 bathroom, living room, dining room, inside laundry room,fully stocked kitchen, patio with grill and table and chairs, pool shared with tenant on east side.
Guests have full access of the west unit, a patio outside, garden, and pool
I live close by and can attend to any needs of my guests.

Please read the information below, to be sure you are familiar with the property expectations, terms and cancellation policy.
Your refundable damage deposit of $200.00 will be refunded according to the Terms of the Agreement and inspection of the property following your stay.
The additional cleaning fee required of $80.00 is for light cleaning and resetting the rental for new guests. It is expected, as per the Terms of Agreement, that guests maintain the property in a tidy and clean manner, and try to return items used to their original locations.
In the Terms of the Agreement, I am the referred to as the ‘Homeowner’ and you are considered ‘Guests’.
Cancellation Policy: If Guests wish to cancel reservation, the full payment will be refunded as follows:
- 100% if cancelled 30 days prior to the Check-in Date - 50% if cancelled 14 days prior to the Check-in Date - No refund is made after 14 days prior to the Check-in Date
5-7 days prior to your stay you will receive an email for the Reservation Details with instructions for entry to the property and other necessary information.

Terms of the Agreement:
1. Term of the Lease: The lease begins at 4 p.m. on Check-in Date and ends at 11 a.m. on the agreed upon reservation Check-out Date. 2. Minimum Stay: This property requires a 3 night minimum stay. 3. Subletting: The Guests shall not sublet the property. 4. Use of the Property: The Guests shall maintain the premises in a good, clean, and ready to rent condition, and use the premises only in a careful and lawful manner. The Guests shall leave the premises in a ready to rent condition at the expiration of the rental agreement. a. Return items used to their original or best locations, and restock basic items as needed b. Maintain cleaning and care on a regular basis, as needed – surfaces and counters, towels & linens, dishes and washroom. c. Pool care: there is a weekly pool service, usually Thursdays or Saturdays, however there will be leaves and debris daily. i. Simply use the net to skim and clean the surface prior to swimming, located behind the outdoor shower. Always empty afterward onto the grass. ii. There is a vacuum in the pool daily for cleaning, and will run with the pool pump for about 8 hours. It is on a timer. The vacuum can be removed from the pool and left on the sidewalk of the pool – if this is done, be sure to turn off the water pump and return it to the pool and turn the pump back on to the timer mode when done. d. Landscaping care: there is a weekly landscaping service, usually on Mondays, and if you would like to help minimize weeds, feel free e. Laundry: there is a stackable washer and dryer in the unit for your use. f. Be respectful of the neighbors next door – there are renters in the duplex attached, be respectful with noise levels. 5. Damage of Property: Guests shall pay for maintenance and repairs should the premises be left in a lesser condition. The Guests agree that the Homeowner shall deduct costs of said services from the damage deposit prior to refund if Guests cause damage to the premises or its furnishings. Guests shall notify the Homeowner if something becomes damaged and needs repaired. The Guests shall pay for any damage done to the premises over and above normal wear and tear. 6. Garbage and Recycling: The Guests shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the black bin on the curb, found at the west side of the house. Tuesday and Thursday the garbage is picked up. Please recycle – plastic, cardboard, paper and glass. The blue recycling bin goes out on Thursdays. Notice how and when other neighbors on the street put out their garbage – usually Tuesdays & Thursdays. 7. Pets: tamed, calm dogs are allowed on the property with careful supervision. Be watchful of harmful plants like cacti, bugs or snakes. Also – be mindful of barking and that they do not cause a disturbance or annoyance to neighbors.
Guest is responsible for cleaning up any/all pet refuse in yard or house.
All pets are to be treated with a topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area. Pet must not cause damage to premises or furnishings. If damages are caused, the cost of the damage may be deducted from security deposit.
8. No Smoking: There shall be no smoking inside the premises. Smoking is permitted outside the home, please SAFELY dispose of cigarettes in a tin can or shell. 9. Maximum Occupancy: The maximum number of guests is limited to 6 persons. 10. Guest Behavior: The Guests shall behave in a kind, civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guests shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guests shall then immediately vacate the premises. 11. Quiet Hour: Quiet hour starts at 10 pm. Pool and outdoor noise should be kept to a minimum in order to respect neighborhood quiet time and privacy. 12. Toiletries, Supplies and Linens: Homeowner shall provide towels, linens, cups, knives, forks, spoons, dishes, and other items as commonly used by the Homeowner’s family. Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are provided, the Guest is free to use them and replenish as needed. 13. Personal Injury: The Guests shall hereby indemnify and hold harmless the Homeowner against any and all claims of personal injury or property damage or loss arising from use of the premises regardless of the nature of the accident, injury or loss. 14. Insurance: We encourage all renters to purchase traveler insurance. The unit is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowner is not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 15. Shortened Stays: There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. 16. Pool Safety: It is the Guest’s responsibility to learn about safety precautions and safety procedures concerning swimming in or being around the pool. Guest agrees to have a responsible adult supervising minors while they swim in the pool. Guest is hereby notified that the pool can be dangerous and Guest accepts fully the risks involved. Guest is further notified to be cautious when exiting the rear of the home as the pool is open and in close proximity to the entry ways and can be a hazard. There are no rails to prevent a fall into the pool. 17. Fireworks or Hazards: Guest agrees that Fireworks and other hazardous or illegal materials shall not be used in or around the property. 18. Fire Extinguisher: The property has a fire extinguisher stored underneath the kitchen sink. The fire extinguisher was fully charged at last inspection. It is the duty of the Guest to inform the Homeowner immediately should the fire extinguisher become less than fully charged. Guest agrees to use the fire extinguisher only for emergency purposes.
19. Smoke Alarms: The property has smoke alarms installed and they are believed to function properly at the time of rental. Guest will notify management without delay if a smoke alarm “chirps” or has a low battery condition, or replace battery if able to. Guest is advised that there is no carbon monoxide detector on the property and accepts the risk involved in not having one. 20. Wireless internet: Wi-Fi is provided as a convenience only and is not integral to the agreement. No refund of rents shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to internet service. The password will be provided to you. 21. Air Conditioning: Guest agrees that air conditioning shall not be set below 70 degrees and heat shall not be set above 78, and that the fan setting shall be “Auto”. Doors and windows shall be closed when either heat or air conditioning is in operation. Please be considerate of energy use. 22. Inspection of Premises: The Homeowner, or a person sent in their place, has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the Guests violate any of the terms of this agreement, the rental period shall be terminated immediately, Guests will be notified to leave and shall vacate the premises.
