- Palm Springs Vacation Rental Tax: Palm Springs Transient Occupancy Tax of 11.5% is included.
- Guests are required to sign a rental agreement that outlines the term of rental and rules and regulations of the house and City of Palm Springs.
- Smoking: Smoking is permitted only in the exterior areas of the rental property. If smoking occurs inside the house, an extra cleaning fee of up to $500 is owed and can be withheld from the deposit.
- Uncovered parking is available behind a secure gate.
- Cancellations: Cancellations that are made in writing more than thirty (30) days prior to the arrival date will incur no cancellation fee; however, any refund will be net of any service charge incurred by (SENSITIVE CONTENTS HIDDEN) or any other direct deposit card or program. Cancellations that are made within 15 days of arrival, may forfeit up to 50% of paid rental fees or deposits. Early departure does not warrant any refund or reduction of total rental amounts due.
- Safety & Liability: The safety of all persons in the rental party as well as any guests is the sole responsibility of the Renter. This includes any children and/or pets of the Renter's or of the Renter's guests. WARNING: The property has not been child proofed, does not have a separate fence separating the pool from the house nor an alarm to signal doors to the pool area being opened. The property also contains many succulents, common to the area, that have thorns that can be dangerous and must be avoided.
- POOL SAFETY RULES - ASSUMPTION OF RISK - RELEASE OF LIABILITY & INDEMNIFICATION. Lessee is responsible for pool safety for himself and all guests and invitees to the premises, including children and pets. Lessee acknowledges that the safety of him or herself, his/her guests, and invitees depends on Lessee. The pool is not fenced or gated and there is no alarm on any door to pool area. Lessee’s attentive personal supervision is absolutely required to avoid risk of serious injury and/or death. Pools and spas are serious safety risks & hazards - including injury or death - if not used with attentive care & caution. By signing this rental agreement, Lessee acknowledges and agrees he is aware of and assumes the risk for himself, his guests, and invitees during the Rental Term. Lessor is not responsible for accidents. Lessee agrees to indemnify and hold harmless the Lessor from any and all liability (active or passive), claims, loss, damages, demands or expenses, including counsel fees and costs, caused by use of the pool and/or spa and equipment or the Property leased by this rental agreement. Lessee hereby agrees/accepts that pools and spas contain necessary chemicals that can cause skin rashes, harm or discoloration of swimwear. Lessee agrees on behalf of himself and his guests and invitees that use of the pool and/or spa is completely at Lessee’s own risk. No lifeguard is on duty. By signing this lease and liability release, Lessee agrees to honor all important pool safety guidelines: • Child Safety. Never leave a child unsupervised near a pool, not even for a minute. During social gatherings at or near the pool, appoint a designated adult to protect young children from pool accidents. Children must be watched closely while swimming. Do not use flotation devices as a substitute for supervision. Toys can entice young children into the pool area. When not in use, clear the pool area of toys. • No Glassware. Do not use glassware in or near the pool or spa. • No Diving: Diving into shallow water can cause serious injury, paralysis or death. • No Running in the pool area. • Pet Safety: Although your dog can swim, he/she can drown in a pool if they are not trained to know the way out. NO pets are allowed in the pool or spa. $100.00 pet fee applies.
- Occupancy: The total number of overnight occupants during the rental period is limited to a maximum of 6.
- Guests: No more than eight (6) additional daytime guests (as opposed to occupants) are permitted on the property at any one time. House parties are strictly forbidden and are grounds for immediate eviction.
- Events: No events involving more than a total of 12 occupants and guests are allowed without prior written consent of owner and without any permits required by the City of Palm Springs, if any. This specifically includes weddings and wedding parties.
- Subletting of any kind is strictly forbidden and is grounds for an immediate eviction.
- Smoking: Smoking is permitted only in the exterior areas of the rental property. If smoking occurs inside the house, an extra cleaning fee of up to $500 is owed and can be withheld from the deposit.
- Respect the Neighborhood: Renter agrees to enjoy the property in a reasonably quiet way, respectful of the residential nature of the neighborhood. Renter also agrees to abide by all laws governing the City of Palm Springs, County of Riverside and State of California.
- Fines for Noise: Palm Springs strictly prohibits outdoors amplified sound by renters: No musical instruments, loudspeakers, sound amplifiers or radio receiver or any other machine producing music or sounds are allowed except within the enclosed interior premises of the rental property. Exterior noise shall be kept at a minimum. Palm Springs is very strict about outdoor amplified sound, as are many of the cities in the valley. If the police show up, cooperate immediately and with luck you may not get a misdemeanor ticket or a fine which starts at $250 for a first offense. Second offenses are $500 and can also immediately terminate your rental.
- Insurance: Owner maintains rental insurance. Renter's personal property and vehicles are not the responsibility of the Owner. Owner shall make a reasonable effort to return personal property left behind by the Renter. Any expenses incurred by the Owner for shipping shall be deducted from the security deposit.

Jack was a great host. We booked the house for NYE and had a lovely stay. The house was classic and we loved relaxing both indoors and out back in the pool/hot tub and around the fire pit. We had noticed the hot tub wasn't heating past 85° but it was resolved right away when we called to ask about it. Thank you for the great stay!

My family of six (all adults) stayed at Jack's house for three nights, and it was a perfect home base for our visit to Palm Springs. The heated pool, sauna, and fire pit in the backyard made the outdoor space enjoyable even on slightly chilly December days, and inside the mid-century furnishings and warm fireplace made for a great hangout space. The bedrooms were all very comfortable, and the detached casita is a nice bonus for some extra privacy. The kitchen is well equipped with all that we needed to prepare a big dinner on the night we decided to eat in. The neighborhood is quiet and the gated driveway makes the house feel very secluded, but it's not far from downtown Palm Springs -- if you're up for a walk it's less than a mile and a half, or you can catch an Uber downtown for only about $5. Jack and his house manager, Bob, were both very helpful and easy to communicate with. We'd definitely consider staying at this house again if we returned to Palm Springs with a group. Highly recommended!

If you love central location to restaurants in a PRIVATE peaceful quiet retreat like setting AND Mid Century Architecture in its purest form- this place is for you! (we also enjoyed modern amenities of WiFi, Dishwasher, pool, etc).
