Our home is close to Breckenridge Ski Area (our home is 3 miles to the North), Free Bus (1/4 Mile Away). You’ll love our home because of Awesome location and amazing views! Just a 5 minute walk to the (free) bus stop, which takes you directly to the gondola at the base of Breckenridge in just another 5 minutes! Easily access all that Breckenridge and Summit County have to offer, but avoid the congestion of town. Enjoy the large private hot tub and deck!

Please note that is is our primary family home and we spend most of the year here. We travel quite a bit and rent the house when we are out of town. You will find that our home has many personal touches that most vacation homes do not, like an extra well-equipped kitchen and original artwork. You will feel like you are in your own home! Any issues will be taken care of by our local, professional property manager.

You'll have access to the entire house and garage with the exception of a couple of small, unfinished rooms in the basement, as well as a couple of closets.

This home is NON SMOKING. Absolutely no smoking of tobacco, marijuana, or anything else inside or outside the home or garage.
SECURITY DEPOSIT: Renter agrees to be responsible for the care and security of the home during the stay. Renter will provide AirBnB with a "pending" payment for security deposit at the current rate of $500 to remain with AirBnB until an inspection of the unit is completed following the guests' departure. Renter also agrees to pay Owner the amount of actual damages to the Property above and beyond the deposit coverage or the $500 arising from misuse of the Property, as well as for missing items, excessive clean-up and, if necessary, the cost incurred in removing Guest from the Property. ENTRY: Renter will be issued an entry code for the garage key pad. Guests may not change the code. More keys and garage door openers will be found in the unit. Missing keys will result in a $50.00 per key charge to the Renter. A phone number will be provided if there is a problem with entry. If the entry code is changed Renter will be subject to a $100 charge. Location and instructions for entry will be provided upon confirmation of reservation.
MAXIMUM OCCUPANCY – The maximum number of guests is limited to six (6) persons. An additional charge of up to $100.00 per person per night for guests in addition to six (6) will be assessed.
PARTIES - No parties or large gatherings are permitted on the property. Any parties that occur on the property may result in the forfeiture of the guest’s security deposit (please note all of our neighbors are full-time residents and will let us know if there is a party).
NOTIFICATION – It is Guest's sole responsibility to inspect the Property upon arrival. Renter agrees to inspect the entire Property to ensure that it is free of hazards and properly equipped. Renter assumes the entire risk of injuries arising from use of the Property. Guests will take reasonable measures to prevent slips in the bathroom, on staircases, on deck and throughout the Property. Renter shall contact Owner or Owner’s agent at the number to be provided if anything is unsatisfactory within 24 hours of arrival.
SMOKE DETECTORS – Guests are reminded to check all smoke detectors upon check in. Smoke and carbon monoxide detectors were checked prior to your arrival. It is the Renter’s responsibility to contact Owner or Owner’s Agent if there are any concerns or questions about the working order of the detectors.
WINDOWS AND DOORS – Guests must keep windows and doors closed during the winter months and when not present at the home in the summer months. Failure to do so may result in an extra charge to Renter.
NOISE – No person shall cause or allow others to cause unreasonable noise while occupying the home. Quiet times are after 10:00 PM and prior to 8:00AM as regulated by our HOA.
DISPOSAL OF TRASH – Upon departure place all trash/recycling in trash cans located inside the garage. Leaving garbage outside is prohibited due to wind, bears and other animals.
USE OF PROPERTY AND AMENITIES – All Guests must agree to follow the posted rules for use of the property and amenities. Rules for use of the property and amenities are listed in the house. In case of malfunctions, guests are responsible for contacting Owner’s Agent to report the malfunction. Contact information for Owner’s Agent is provided in the home. Owner is not responsible to guests for any repairs made without their consent or for loss of use of such amenity if repairs cannot be made immediately.
FURNITURE AND BELONGINGS – Guests agree not to move furniture, decorations, electronics, kitchen supplies or belongings from their original locations in the unit. Replacement of items to original location may result in additional charges to Renter.
PERSONAL PROPERTY LOSS – Owner is not responsible for any loss or damages whatsoever due to the loss, theft or damage to any Guest's personal property including any vehicles whether owned, leased or rented.
SUBLETTING AND ASSIGNMENT – Renter may not sublet, sublicense or otherwise grant any rights to the Property.
NO DAILY HOUSEKEEPING SERVICE – While clean linens and bath towels are included in the unit, and the unit is cleaned thoroughly prior your stay, daily maid service is not included in the rental rate. An initial supply of paper products, soaps, shampoo and trash bags will be provided. Once the initial supply is used it will be the Guest’s responsibility to replenish the supplies if they so desire.
PETS are not allowed on the property.
HOT TUB – No children under the age of 12 permitted in hot tubs at any time. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Hot tub is maintained and cleaned regularly. Do not stand or sit on the hot tub cover. Hot tub cover is for insulation purposes and is not designed to support a person or persons. Remember when not using the hot tub, leave cover on so hot tub will stay warm.
PARKING – Parking is limited to three (3) vehicles. Vehicles are to be parked in the garage or in the driveway. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.
SNOW PLOWING/SHOVELING – Plowing of the driveway is provided when at least four (4) inches of snow has accumulated. Plowing is completed within a reasonable amount of time after four inches of snow has accumulated. Although not required, 4WD/AWD vehicles are recommended. Home owners are not responsible for vehicles that get stuck in the driveway due to snow or ice. Snow shoveling is not provided. It is recommended that you use the garage entrance exclusively when you enter and exit the house. Snow shovels are provided if you would like to shovel the deck for hot tub usage. Snow shoveling services are available at an additional charge.
STORAGE OF SKI EQUIPMENT – All ski equipment, including skis, snowboards, boots and poles, must be stored either in the garage or in the downstairs mud room adjacent to the garage. Ski/snowboard boots should be removed in the mud room and are not to be worn anywhere else in the house.
STORM POLICY/ROAD CONDITIONS – No refunds will be given for snow storms. Gravel driveway is well maintained; however, we recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions or closures.
TRAVEL INSURANCE – We highly recommend all guests purchase travel insurance.
RESTRICTIONS ON PROPERTY USE – Guests are prohibited from engaging in any unlawful activity or any other activity that constitutes a nuisance. Violation of this provision will result in immediate eviction without refund, and Renter will be held liable for any damages to the Property, contents and grounds.
LIMITATIONS ON RENTAL – Owner will not be liable for circumstances beyond their control, including but not limited to appliances or heating failure, other mechanical failure, unfavorable weather, disruption of utility services including cable television, etc. Relocation, rental proration or refund in the event of such circumstances is at the sole discretion of the Owner. Owner or Owner’s Agent will do reasonable preparations before your arrival and during the stay to ensure all facilities are working normally. In the event Owner is unable to deliver the Property to Renter because of fire, mandatory evacuation, eminent domain, Acts of Nature, or if the property is unavailable because of construction or lack of utilities, Guests agree that Owner's sole liability will be a refund of payments tendered by Renter. Guests expressly acknowledge that in no event will Owner be held liable for any other condition out of the control of the Owner, or for any incidental or consequential damages, including but not limited to, moving expenses and charges for a new rental.
TENANCY – The Renter acknowledges that this is NOT a tenancy for the Property. The Property is not rented for more than 30 days and is taxed and treated as a transient occupancy. Property laws do not apply to the license granted herein, and the Guest may be removed as a trespasser immediately upon termination of this license. Often a Guest is scheduled to check in on the same day as the checkout day of another Guest. If Guest stays longer than allowed, Owner would face significant logistical problems with the next Guest, including possible liability. As such, Guest agrees to vacate immediately on the checkout day at 10:00 a.m. Failure to do so will entitle Owner, in addition to all other remedies available to it, to have Guest ejected as a trespasser and to physically remove Guest and all of Guest's possessions from the Property (for which Guest hereby grants permission and consent) and obtain damages and injunctive relief against Guest.
INDEMNIFICATION – Guests agree to release Owner from and against all liability should anyone be injured upon the premises during the term of occupancy resulting from any cause whatsoever, except in the case of personal injury caused by willful gross negligence on the part of the Owner.
GOVERNING LAW – The terms and conditions stated herein will be interpreted by and governed under the laws of the State of Colorado and any action arising out of this agreement shall be litigated in the State of Colorado.
RISK OF PERSONAL INJURY AND PROPERTY DAMAGE – Guests voluntarily accept all risk of personal injury and property damage arising from use of the property rented through the Owner(s). Guests hereby agree that Guest, guest’s heirs, personal representatives and assigns will not make a claim against the Owners, its agents or affiliated entities for any bodily injury or property damage arising from use of the property. Guest agrees that this release includes bodily injury or property damage caused in any way by active or passive negligence of the Owner, its agents or affiliated entities. This release does not apply to liability for willful injury.
RENTERS RESPONSIBILITY – It is the Renter's responsibility to make all Guests aware of the provisions contained herein.
FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS – Any exceptions to the above mentioned policies must be approved in writing in advance.
ENTIRE AGREEMENT – This Agreement sets forth the entire understanding of the parties and supersedes all prior agreements or understandings, whether written or oral, with respect to the subject matter hereof. No amendment or modification hereto shall be binding unless made in writing and signed by the parties hereto.
