Entire apartment in the heart of Venice island historical center, steps from San Marco square in a lovely neighborhood with canals, palaces, restaurants, shops and supermarkets.
All the attractions are walking distance but this is still a true Venetian area with bars/shops/transports.
San Zaccaria waterbus stop only 200mt far (4 minutes walk):
- Alilaguna waterbus to/from the airport
- Line 20 direct waterbus to Casinò (MOSTRA DEL CINEMA free waterbus for Cinema festival attendees!)
- Line2 and 1 to the Grand Canal
- Line 4.1 and 5.2 to BUS and TRAIN STATION (piazzale Roma and Ferrovia)

The apartment is 30sqm.
It has a small kitchen with sink, microwave, 2 stoves, fridge, Nespresso machine, kettle and all the basic dishware to cook simple meals (pans, cuterly, glasses).
There is a sitting room area with a daybed couch table and chairs TV.
The bedroom has a queen bed (160 cm × 200 cm
63 in × 79 in) wardrobe and TV.
There are 2 brand new A/C units (sitting room and bedroom).
The bathroom has a sink + shower + WC + bidet.
The apartment is just fully renovated in all the parts (new electricity and plumbing system, new floors, bathroom, kitchen).
PLEASE note that the apartment is exactly as in the photos and description. It's your duty to check everything before booking.

3 GUESTS maximum! (Please do not submit any request if you are more than 3, children are guests too).
CHECK IN FROM : 3 PM TO 9 PM (precise meeting time is mandatory)
CHECK OUT : WITHIN 11 AM
NO luggage deposit available.
***Any exception to these times must be discussed BEFORE reservation.
***If you have any specific need this must be disclosed BEFORE reservation (i.e. allergies, health problems...).
***It's your duty to agree a precise meeting time at the apartment at least one week before your arrival.
NO SHOW at meeting time agreed / LATE ARRIVALS : NO REFUND.
Guests must agree a meeting time at the apartment for the check-in at least one week before their arrival.
At the check-in city tax will be collected (please arrive with the exact cash!) and the documents of all the guests will be registered at the police.
ONLY registered guests can access the apartment day and night. No strangers inside the apartment for no reason. Every person inside the apartment must be registered at the police.
They will have their set of keys to access the apartment.
I am available for every information before and during the stay, otherwise I will respect guest's privacy.
1,50€ (per day per guest) tourist city tax to be paid at checkin
Each guest must present a valid ID document for the mandatory registration to the Italian police. (As it happens in every hotel. Airbnb verification is not connected with the procedure required by Italian law.)
If you refuse these legal requirements you will not access the accommodation.
No more than 3 guests.
No third party reservations.

- No strangers inside the apartment. Only reserved guests can access the apartment.
- No noise after 11pm: this is a calm building, respect the neighbours.
- Check-in from 4pm to 10pm. Precise meeting time must be agreed one week before arrival. No last minute meeting time change. No refunds for late arrivals.
- Check-out within 11am. No luggage deposit.
This is a brand new renovated apartment only for educated and well mannered/respectful guests. The apartment must be left in respectful conditions: all the rubbish must be placed in the rubbish bin. No dirty in the kitchen (wash what you use).
The guest accepts to fully refund every damaged item and extra cleaning costs.

If you do not agree with these legal requirements and house rules you will not access the accommodation. Breaking rules will comport the immediate eviction from the apartment, the guest will not be entitled to any refund for any reason above the responsability of the host to provide the descripted accommodation under the present rules.
