My place is Located in Osceola County, ChampionsGate is minutes away from the magic of the Walt Disney World Resort. The community is a short drive from I-4, connecting to all Orlando has to offer. There are also several restaurants, shopping centers and recreational spots nearby. Not to mention all the world-class golf courses!. You’ll love my place because of the location, the ambiance, and the neighborhood. My place is good for couples, families (with kids), and big groups.
- 1460 BELLE TERRE ROAD – THE RETREAT – CHAMPIONSGATE – DAVENPORT – FLORIDA - 33896 VILLA´S RENTAL TERMS & CONDITIONS ‐ All rates are shown for the villa rental only and do not include Air Fares, Car Rental etc. ‐Check‐in is at 4:00 pm and Check‐out at 11:00 am ‐ All balances must be paid in full along prior to commencement of rental. ‐ If you require an extended stay, please contact ourselves directly or our representatives as soon as possible and we will try to accommodate your request, however we cannot guarantee this. ‐ Cancellation if the booking for any reason is cancelled 30 days before rental period by any client the 50% of the booking fee will be retain, additionally if cancellation occurs 30 or less days prior of the commencement of the rental period the Booking fee will be retain and the remaining balance will be return to the Client. If cancellation occurs within 15 days of the commencement of the rental period you will be liable for the Total Rental Charges. ‐ All Electronic equipment within the villa must not be adapted or tampered with this includes but is not limited to The Security System, The Wireless Internet Router, The Air Conditioning Unit, Satellite TV equipment. If any malfunction occurs during your rental period you must report it immediately to our local representatives. If any equipment malfunction occurrence is found to be due to it being adapted or tampered with you will be liable for all costs incurred including the costs of professional trades to rectify the problem and/or the total replacement costs. ‐Cable TV is provided and service level has been chosen by the Home owner. No refund of rents shall be given for outages, content, lack of content or personal preferences with regard to cable TV service. ‐. Guest agrees that Air conditioning shall not be set below 74 degrees and heat shall not be set above 72, and that the fan setting shall be “Auto”. Doors and windows shall be closed at all times when either heat or air conditioning is in operation. ‐ The Wireless Internet connection is free to all guests to use with your own laptop, notebook, Tablet or phone. We accept no responsibility for any personal computer equipment malfunction or internet content that is viewed whilst using the internet connection within the villa. ‐ We do not accept any liability whatsoever for any physical injury, sickness, death, loss, damage, inconvenience or additional expenses incurred by the Guest, their party or visitors regardless of the cause whilst renting our property. -Diving is not allowed in the pool and any children/minors must be accompanied by an adult at all times whilst in or around the pool area. -Any Guest valuables or property left or used at the Property are at the Guest’s own risk. Neither the Owner nor the Owner’s Representative accepts any responsibility for loss of or damage to Guest property. The Guest is responsible for the Property during the Rental Period, and must ensure that all windows and doors are locked securely when not on the premises. Any act or omission by the Guest, their party and/or visitors which may negate or prejudice the Property’s insurance policy and/or results in loss or damage is the Guest’s responsibility. -Pool and SPA Heating is at Extra Cost $25 per Night Staying, Please Contact Owner. Pool heating will be on from 10:00am to 6:00 pm and 09:00pm to 02:00am and will be set up to 90 degrees F ‐No animals or pets of any kind will be brought onto the premises. ‐The Guest shall not sublet the property. ‐The Guest shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Guest shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Guest shall then immediately vacate the premises. Quiet hour are from 10 Pm to 7:30 Am and Pool and outdoor noise should be kept to a minimum. -A Property is typically someone’s home. Please treat the Property rented accordingly, and leave the Property and all its contents in good order and in an acceptably clean condition. Any damage or losses caused during the Rental Period, as well as any special cleaning requirements will be the Guest’s responsibility and may be charged to the Guest’s account and deducted from the Guest’s security deposit. In cases of excessive or unacceptable loss or damage at any time during the Rental Period, the Owner or Owner’s Representative may require the Guest and their party, including visitors to vacate the Property immediately, without compensation or refund. ‐There shall be no smoking inside the premises. ‐The Home owner provides towels, linens, cups, knives, forks, spoons, dishes. -Toilet paper, soap, dish detergent, laundry soap, shampoos, and other consumables are to be purchased by the Guest. No reimbursement will be made for unused consumables left at the premises. If consumables exist at the premises when the Tenant arrives the Tenant is free to use them. -Gas Grill : The Gas is to be purchased by the Guest. No reimbursement will be made for unused Gas left at the premises. If consumables exist at the Villa when the Guest arrives the Guest is free use. ‐The Guest shall dispose of all waste material generated during the rental period in a lawful manner and put the trash in the bins along the entrance for pick‐up. Monday to Friday the garbage is picked up early morning. Guest is cautioned not to leave trash outside for long periods of time because it attracts animals. ( use the trash container in the main door that looks like a bench) ‐The property has a fire extinguisher installed inside the kitchen cabinet area on the ground floor and in the air condition unit´s cabinet on the first floor. The fire extinguisher was fully charged at last inspection. It is the duty of the tenant to inform management immediately should the fire extinguisher become less than fully charged. Tenant agrees to use the fire extinguisher only for true emergencies. ‐The property has fire alarms installed and they are believed to function properly at the time of rental. Guest will notify management without delay if a fire alarm “chirps” or has a low battery condition. ‐Guest agrees that Fireworks and other hazardous materials shall not be used in or around the property. ‐There shall be no refunds of rents due to shortened stays or ruined expectations because of weather conditions. ‐There shall be no refunds of rents because of shortened stays or ruined expectations due to work and family emergencies or other commitments. ‐ We do not accept any responsibility for cancellations due to war, riot, civil/strife/industrial action, natural disaster, epidemics, bad weather, terrorist activity, government action or any events beyond our control. ‐ We reserve the right to change any of the terms and conditions however in the event of such changes we must notify you prior to the commencement of your rental period in written via email.
