1.You agree to comply the following Terms & Conditions of The Red House Company di Caroline e Marco Malafante s.n.c (Italian VAT numb(PHONE NUMBER HIDDEN)) and ensure that they are observed by all members of your party according to the Italian legislation (ex art.1587 of the Civil Italian Code). Specifically, the moment you sign this contract and enter the property you are responsible for the flat and the items of the annex invenory and you have to observe the due diligence of “Bonus Pater Familias” in the use of the property.

2.You agree that it is absolutely forbidden to sublease the property or part of it to other people.

3.You agree to keep and leave the property and the furniture, kitchen equipment and any item in the flat in good condition and undamaged as you found them. Therefore, you agree neither to cause any damage to the walls, floor, doors, windows or furniture of the property especially coming in and out with the luggage nor to do anything that may be reasonably considered to cause a nuisance or annoyance to us or any other occupier of adjoining or neighborhood properties. No liability is accepted by you in respect of damage to or loss of such property except where the damage or loss is caused by your negligence.

4.You agree that “The Red House Company” can’t be considered responsable for any unculpable inefficiency in the utilities of the apartment.

5.INVENTORY OF THE HOUSE – During check-in is provided a full inventory of the kitchenware and of all objects present in the flat. Should any item be missing or damaged, you agree that we reserve the right to retain part of the deposit to replace it. Signing this contract you agree with the content of the inventory of the inventory of the house handed to you.

6.HIGH TIDES – Any items left in the entrance on the ground floor are under your responsibility as they might get wet in case of high tides.

7.MAINTENANCE OR SECURITY – You agree to allow any representative of The Red House Company to access the property at any reasonable time, with previous warning, during your stay for the purpose of essential and/or urgent maintenance or security reasons.
You agree to notify us immediately of any problems occurred to the property.

8.SAFETY RULES – You agree for security reasons, always to close the shutters, the windows, the doors to the terraces if any, the apartment doors and the street door before leaving the house. You agree that we are not responsible for any items missing from your belongings during your stay in one of our apartments.

9.RESERVATION – You agree that the reservation is confirmed when the deposit/advance payment of at least 35% of the rental arrives in our account or is confirmed by (SENSITIVE CONTENTS HIDDEN) with a receipt of payment. You agree that The red House Company applies the rule “first come, first served “. You agree that the balance is due one month before arrival and The Company do not accept balance in cash upon arrival.

10.RISK DEPOSIT – You agree to leave a credit on hold on your credit card not earlier than two weeks before your arrival for the risk deposit. You agree that it will be kept on hold until the date of your departure and the check out of the apartment by a member of our staff, then it will be released if you or your party have not cause any damage to the property and its contents. Please note that all bank charges related to payments of rent or security deposits are not to be deducted to the amounts due. (SENSITIVE CONTENTS HIDDEN), credit cards ore bank transfer do have costs even for hold payments of the security deposit.

10.bis HOUSE PROTECTION FEE – For booking placed after the 10th of February 2017. You agree to pay with the balance of the rent a grant as house protection fee instead of the risk deposit above advertised; for booking placed before the 10th of February 2017, the risk deposit it is still optional.

11.CHECK IN – You agree to call us before getting on board the “vaporetto” or taxi or Bus Shuttle (Alilaguna) from the airport to inform us that you and your party are arrived in Venice and to confirm the extimated time of arrival to the nearest “Vaporetto” / taxi / Alilaguna stop. A member of the staff of the Red House Company will meet you at the vaporetto or Alilaguna/taxi stops nearest to the apartments you have rented and walk you to the apartment to show and explain all its facilities.

You agree that check-in of the apartmetn is normally from 15.00 until 20.00. Check-in is free of charge until 20.00. Between 20.00 and 22.00 there is an extra charge of €50 and between 22.00 and 24.00 there is an extra charge of €100,00. The red House Company do not accept arrivals from 24.00 and 09.00. In the Island of Murano only the Company does not accept arrival after 20.00.
The Company organize one check-in per apartment rented. You agree that if you need more than one check-in for other members of your party the costs is €50,00.

12.CITY TAX – As per the 24th of August 2011, the City Council has added a City Tax that the Company will have to collect on the Council behalf. This tax will be applied to all rents depending on the number of guests, age and period of stay and has to by paid cash upon arrival. For further information see the link below.

13.NEIGHBOURHOOD – Between 1pm and 3pm and from 11pm until 8am you agree that any loud noise in the house is not permitted.

14.GUESTS, PETS, SMOKING – You agree not to allow more people to stay in the Property than expressly authorized, nor to change the make-up of the party during your stay. By law, we must declare every guest that resides at our property to the Police.
Pets are not allowed.
Smoking indoors is not permitted.
You agree that if you breach any of the above rules The Company can ask you to leave the property immediately without any refund of the rent.

15.HOUSE KEYS – You agree that should you lose the apartment’s keys, €400,00 will be charged to change the safety lock. Should you forget the keys inside the apartment, €50,00 will be charged for our staff to come and opens the door and between 22.00 and 08.00 a.m. the charge is 100,00€.

16.WASTE AND RECYCLING – You agree to leave the waste beside the frontdoor from 06.00am until 08.00am daily according to Venice City Council regulation for recycling. You agree not to leave any rubbish in the stairs or inside the building the day you leave except on Sunday and holiday.

17.CANCELLATION POLICY – You agree that if you decide to cancel your reservation, or part of it, you will be refunded as follows:
– 100% refund if the cancelation occurs a month before arrival
– 50% refund if the cancelation occurs between a month and a week before arrival
– no refund if the cancellation occurs within a week from arrival
All bank costs involved will be charged upon you
The refund will be related only to what paid at the moment of the cancellation.

18.CHECK OUT – You agree to check out by 10.00am in order to allow the Company staff to prepare the house for the next Guests. Our staff is happy to try to accommodate check out time before 10.00 am to suit your travel arrangements if possible.
19.At check-out, you agree to leave the apartment in order, assembling all used linen on the beds and all items at its place; you agree to leave the Kitchen (also the fridge) clean and in order. Please note that check-out will take around 20 minutes, our staff have to check that nothing from the house and the inventory is missing or broken and then your credit on hold will be released. You agree that if you cause a damage and its value is more than the value of the risk deposit you will answer also directly to the property.

20.Upon departure you agree to switch off the air conditioning/heating and leave, at the proper time in the morning, the rubbish outside the property except on Sunday or holidays.

PRIVACY – According to the Italian law n. (PHONE NUMBER HIDDEN) on the protection of privacy you herewith authorize the Red House Company to send offers as well as to provide information on your stay to enable to retrieve massages and phone calls. You also authorize The Red House Company to keep the sensible datas for the purpose of the booking and of the registration according to art. n. 3 Decreto Ministeriale 11/12/2000.

We enjoyed our stay here very much. This was a clean and spacious apartment with a great location within a short walk to San Marco and many other sites. The two floors made it feel large, all the furniture was comfortable and the bathrooms and kitchen were well stocked with the essentials. The entrance is located in a small side street that leads directly to the waterfront (and vaporetto station) in one direction and to a small square with many shops/restaurants in the other direction. Our check in was with a gentleman from the rental company named Bruno, who met us at the vaporetto stop and walked us to the apartment. He was nice and provided some good tips and advice for our stay. The only issue is that sometimes the noise from the street (occasional) can be heard easily in the apartment but the bedroom faces the opposite side to a private courtyard so at night noise was never a problem. Also Venice is just very busy in the summer so some level of noise during the day is probably common in most apartments. Overall a very comfortable apartment for 2, but enough room for more people with the pullout bed. Also appreciated a few English news channels on the cable TV. Would gladly stay again!

The check-in was smooth: we called the company office from the train station and were met at San Zaccaria vaporetto stop by a company representative. The apartment is well-decorated, although I have to say it feels like a hotel rather than home. The bed was very comfy and the bathrooms great. However, I was disappointed that there was no tea, coffee, oil or salt in the kitchen; not even a bottle of water. The apartment is very centrally located, so it was quiet noisy (had to keep the windows closed). You can easily walk to many good restaurants, but check the reviews before you go, because there are so many terrible eateries in the city centre! We were lucky, but it took a lot of planning. Overall this is a company-owned apartment, which means prompt replies, but impersonal treatment.

We normally leave salt, oil, coffe or sugar that have not been used by previous guests or only sealed products. We are sorry you felt that the treatement you received was unpersonal as we try our best to make our guests's experience confortable and unique from the very beginning. It is clearly explained on AirBnB that we are a Company so we don't understand your disappointment. Tolle zentrale Lage (3 Minuten zum Markusplatz, 2 Minuten zur Vaporetto-Station) und sehr schöne Innenausstattung. Supermarkt ca. 5 Minuten entfernt, gute Restaurants in der nächsten Querstraße. Diese Wohnung ist definitiv zu empfehlen!

What a gem. Location wise you could not get better with the exception of a canal view. The house is spread over two floors with two bathrooms, a kitchen and a large hallway space. Everything was clean and it was clear the flat had only recently been renovated. We couldn't really fault it and would absolutely stay here again. Only tip would be to bring some earplugs as the bells in St Mark's Square do ring very loud - what a nice problem to have though!

My best friend and I found out we were going to the Venice Film Festival last minute and needed a place to stay when we landed from Los Angeles, CA, USA. We decided if we were going all that way, we should spend a few extra days to explore. We didn't want to bother with a water taxi from the Lido everyday, so we decided to stay in San Marco - but the hotel prices were ridiculously high thanks to the Film Festival and the Regatta - which is why we started searching airbnb and how we found this lovely location. The team member that met us as we exited the water ferry from the airport was wonderful. He guided us straight to the apartment, which was a less then 5 min walk. The Ca'Alba property is even greater in person then in the photos. It's 2 floors, which I missed in the description, but was a pleasant surprise when we arrived. We were the first guests to stay at this location, and all the appliances were brand new, so a couple things were unplugged and valves weren't opened yet - but once we figured that out - everything worked wonderfully. There is plenty of closet space, 2 bathrooms, a large bedroom upstairs and a murphy bed behind the couch, downstairs. The air conditioning was a huge bonus with the end of summer humidity. The apartment is fairly quiet at night and pleasantly full of life during the day. It's centrally located which was perfect for walking around and seeing all the sites, getting food or going to the markets. As I mentioned, it's very close to the water ferry and taxi services, so that was convenient as well. We loved coming back to our Italian apartment each night and being able to make our own breakfast each morning. The trash separation was a little complex to get used to since it's very different for us tourists, I sorta wished it was posted on the bins or the wall for ease. Oh and the neighbor lady isn't thrilled to have people staying in this unit now - but she only snapped at us once when we accidentally hit her hallway light instead of our own. She made sure to label them by the time we returned and we never made that mistake again - or heard from her again either. The hosts were very thorough in their communication and if you follow what they send, everything runs very smoothly. They have a great team working with them at the company that runs this property - which is more like a professional rental, then a private airbnb - but I am ok with that. I would gladly return to this property or any others that they run.
