Araliya Villa booking terms and conditions:

Thank you for choosing to book your accommodation with The Araliya Villa Holiday Homes.

PROPERTY VIEWINGS
Property viewings are only offered on bookings of more than a one month period.

PAYMENT/BOOKINGS
All bookings must be paid in full prior to keys being given. Please be advised that a 2.7% +GST credit fee applies to all credit card payments. Alternatively you may wish to pay by direct debit/ bank transfer without any additional charge.

EXTENSIONS
All Extensions of bookings must be fully paid when the extension request is made. Extensions cannot be guaranteed and are subject to other bookings.

KEYS/REMOTE CONTROLS
Upon payment in full of your accommodation and booking fees, keys and remote controls will be issued to you. All guests are responsible for the safekeeping of accommodation keys/remote controls and call fees are payable if a replacement key is required.
All keys/remote controls are to be returned. Any missing keys or remote controls will be replaced and the cost charged to your credit card or deducted from your deposit.
If you lock your keys in the apartment out of hours, if locksmith is required you will be charged a call out fee of $33.00 plus the locksmith’s costs will apply.
POOL
The subject property has a swimming pool located there on, the tenant(s) will use the swimming pool at the tenant’s own risk. The landlord will not be held responsible for the injuries sustained by the tenant and/or the tenant’s occupants or guests when using the swimming pool and the tenant will indemnify the landlord for any actions resulting from injuries to tenant and/or tenant’s occupants or guests.
Tenants must accept the total responsibility if any accidents occur from falling/drowning/damage to the swimming pool.
The tenant is responsible for the general maintenance of the swimming pool. This includes, but is not limited to, keeping the swimming pool clean of debris, properly maintaining chemicals and keeping the pool areas clean, neat and organized.
The tenant is responsible for keeping all gates locked and the swimming pool area secured at all times.

The tenant understands and agrees to allow the landlord access at regular times to maintain the pool equipment. The tenant agrees to refrain from attempting to make any repairs or adjustments to the pool equipment or to any of the electrical wiring for the pool equipment.
The tenant must immediately notify the landlord of any repair that the swimming pool may require. The tenant is responsible for the full cost that may be due for repair and/or replacement of the swimming pool that is required as a result of negligence by the tenant or the tenant’s occupants or guests. The tenant must operate the swimming pool in accordance with the manufacturer’s instructions and in a safe, responsible manner.
The tenant is responsible for using chemicals in accordance with the manufacturer’s instructions.
The tenant must store all chemicals in a safe manner.
No pets of any kind are permitted in the swimming pool at any time. No glasses, food or drinks allowed in the pool.
NUMBER OF OCCUPANTS
All accommodation must only be used for private, residential usage only and to accommodate the number of guests stated on your booking confirmation. No functions or parties may be conducted at the property under any circumstances. Exceeding the stated number of guests will result in a termination of booking and you being required to vacate the holiday accommodation immediately without refund. Charges for additional guests will be debited to your Credit Card without further notice. If the amount owing is above the amount held you hereby accept this liability.
If complaints are received and you are found not to have been respectful of neighbours you will be required to vacate the premises with no further notice or refund.
WHAT TO BRING
All premises (unless stated on website) are fully self-contained, personal requisites are not provided. It is expected that you will need to bring washing powder, detergents, soaps and toilet paper as well as any other cleaning items.

CLEANING
All Accommodation bookings are accepted on the basis that all occupants treat the property with the same respect as their own home in accordance with these terms and conditions. A professional clean will be carried out on check out and the cost is $190 this amount must be once an invoice has been issued. Excess cleaning charges will apply if a property requires extra cleaning.

PARKING
There are ample of street parking, tenants (one vehicle can be parked on the driveway) and visitors shall not park vehicles on the premises. The tenants are responsible for the behaviour and actions of their visitors whilst on the premises.

LINEN
Linen available.
NOISE/NUISANCE
Additional charges or immediate termination may apply in the event of excessive noise, nuisance or disturbance caused to neighbouring properties during your occupancy. I/We hereby acknowledge and agree that the agent/property owner has the absolute and sole discretion to cancel my/our occupancy in the event that my/our actions or behaviour compromise the safety and/or quiet enjoyment of neighbouring properties or others. I/We hereby agree that I/we will be fully responsible and liable for payment of all charges incurred, irrespective of such cancellation, together with any financial loss suffered by the property owner and or/agent, to be debited to my security deposit without further notice.

PETS
Unless specifically stated as being pet friendly, no pets are allowed either onto the grounds of the property, nor inside the accommodation under any circumstances. The agent is not responsible for the confinement of your pet. Any pets found in accommodation properties will result in a termination of your booking and additional cleaning charges will be debited to your Credit Card or deducted from your security deposit if this occurs. If your accommodation is designated Pet Friendly property, then I/we agree that we will abide by the additional terms and conditions detailed in Doggie Do’s and Don’ts which are attached. If a pet is reported at the property without authority you will be charged a fee of $400.00 for fumigation of the property.

DAMAGE
Whilst you are in occupation, you are fully responsible for all breakages and damage caused to the property, its furniture fittings, or any consequent loss suffered by the property owner/agent. Any such breakages, damage or loss must be reported IMMEDIATELY to the Agent and either replaced to the satisfaction of the property owner/agent, or paid for prior to departure. Failure to comply with this condition will result in a debit of any such costs and expenses to your Credit Card or Security Deposit without further notice.

SMOKING INSIDE PREMISES
There is no smoking inside the Property. If there is evidence of such including a smoke odour you will be charged a fee of $250.00 to cover the cleaning of curtains, carpets and air-conditioning sterilization.

REPAIRS
I/We agree to permit all repair and/or service personnel to enter the property for the purposes of conducting any repair, service or maintenance deemed necessary by the property owner/agent. If repairs need to be carried out please contact us on (PHONE NUMBER HIDDEN) or (PHONE NUMBER HIDDEN).


PERSONAL PROPERTY
Please remember to take your personal property and belongings with you upon your departure as the property owner/agent accept no responsibility whatsoever for any such items left behind. Where there are security doors you are advised to lock up when you are not in habitation.

ELECTRICITY
The property contains 5 air condition units, wall mount outdoor radiant heater, swimming pool heater pump & salt-water chlorinator pump which work 6-7 hours per day and many more equipments that utilise lot of electricity. It's our kindly request from occupants to switch-off air conditions after using.

I/We hereby acknowledge and agree that the Property Owner and Agent will not be held responsible nor liable for:
•Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused whilst I/we are in occupancy of the accommodation due to my/our failure to comply with the Term and Conditions or House Rules;
•Any injury or loss suffered by the occupants, their invitees or guests whatsoever or howsoever caused due to negligence on my/our /their part.

I felt the house was overpriced for the area and the size of the house. I was using the house for a workshop with my clients. It was too small for what I needed it for. So I only used it for one day but still had to pay for 4 days. Shaz wouldn't offer a refund or partial refund or any solution. She also tried to charge me extra money outside of airbnb's conditions for using the space for clients.

Shaz is a very nice host. She is responsible and helpful. She has very good taste in decorating her house. You can see this from a lot of details from books to plants in her house. The house is fantastic. Its like a dream home. Highly recommend.

Highly Recommend! Host was very kind and helpful with all questions. The house was absolutely beautiful and supplied all amenities. Me and 5 other friends stayed for 3 nights & 4 days and I couldn't pick a better place to accommodate us over Australia day long weekend. Great entertaining areas, amazing pool, BBQ, so much space so we didn't feel cramped, close drive to shops, CBD and transport.

House is awesome and Shaz is great. Pool was perfect, kitchen was nice. Their outdoor grill was awesome used it four out of five days. Perfect for our family of six. If you are coming to Brisbane are this is your house!
