Our home is close to Hwy 280, several transit lines, a cafe, a corner grocery, restaurants, a park and playground, a laundromat, a salon, wine bars, the 24th St corridor, the Mission, Glen Park, Bernal Heights. You’ll love our place because of the location, the friendly, walkable neighborhood, and access to all kinds of services. Our flat is great for couples, solo adventurers, and families (with kids).
We will want to have a short series of back and forth communications with you prior to accepting your reservation request, in order to build trust. Guests will be required to sign the following rental contract before a booking will be approved.
1.This home is privately owned; the owners are not responsible for any accidents, injuries or illnesses that occurs while on the premises or its facilities. The owners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the premises.
2.Assignments and subletting: Guests agree not to assign, sublet or transfer any interests or obligations guest may have as a result of this Rental Agreement.
3.Guest agrees that no duplicate keys will be made and that no locks will be changed, added or removed.
4.Use of Property: The guest agrees that the property will not be used for any party, reception, event (public or private) or any gatherings (public or private) without obtaining written approval from owner.
5.People other than those in the guest party set forth above may not stay overnight in the property. Any other person on the property is the sole responsibility of guest.
6.Under no circumstances is guest ever permitted to occupy the premises for more than 29 consecutive days.
7.This is a NON SMOKING house. Due to allergies, cleanliness, fire hazard, and respect for neighbors, smoking is not permitted inside the house or anywhere on the entire property. In addition to cigarettes, this policy includes vaping, cigars, marijuana and medical marijuana. Violations will result in fines necessary to cover the expense of cleaning rooms, linens, furniture, and/or cleaning up smoking related litter, etc.
8.Due to allergies, we are not able to accommodate pets.
9.Noise: Please respect our neighbors and refrain from making any loud noises, including amplified music, drumming, etc., between the hours of 10:00 PM and 8:00 AM.
10.Keep the property and all furnishings in good order (exactly as found; you will be liable upon departure). No personal property is to leave the premise.
11.Utilities: Our home is solar powered and generates just enough electricity to power daily needs. Please practice energy conservation by turning off and/or unplugging all appliances when not in use, and keeping the thermostat no higher than 68 degrees. California is still recovering from a four year drought, thus you are asked to conserve water by limiting showers to 10 minutes, and not running the water while brushing teeth, shaving, or washing dishes. Excessive use of water, heat, or electricity will be deducted from your security deposit.
12.Recycling and Composting: The City and County of San Francisco requires all residences to practice recycling and composting to help achieve the City’s goal of Zero Waste by 2020. Recycling and composting containers are available for your use as well as instructions about what can be composted and recycled. Guests are responsible for following recycling and composting practices and ensuring that children and any other visitors to the property do so as well. Violations of recycling and composting practices will result in fines levied by the City and County of San Francisco, which will then be deducted from your security deposit.
13.Children: There are certain hazards of the property that could prove dangerous to children. These hazards include but are not limited to stairs, screen-less windows, bunk beds, backyard ponds, deck, tetherball, etc. There may be unknown hazards of which the owners are not aware. Guest agrees to take all steps necessary to supervise children at all times while at the property. Owner expressly disclaims any liability for injury to children at the property, and guest expressly accepts and agrees that the owner will not be liable for any injury to children at the property.
(URL HIDDEN) Deposit: A security deposit is required. The deposit is fully refundable according to Airbnb’s policies provided the following provisions are met:
a)No damage is done to the home or its contents beyond normal wear and tear; no missing articles.
b)Home is left in tidy condition (counters and tables are wiped down, dishes are washed/dishwasher has been started, dirty linens are in the laundry baskets, all furniture has been returned to its proper place, and compost, recycling and trash have all been put in the appropriate containers).
c)Guest agrees to turn off heat, lights, water and all appliances (leave refrigerator and WiFi plugged in) prior to departure.
d)All keys are returned and front and back doors are locked.
e)All charges accrued during the stay are paid prior to departure.
f)No early check in or late check out, unless approved of ahead of time, in writing, by owner.
g)Guest has followed all rules in the contract and has not taken actions that result in fines or clean-up fees, etc.
15.The County of San Francisco requires owners to charge a hotel tax of 14% when renting out their properties. If Airbnb does not assess and collect a 14% hotel tax, guest is responsible for leaving such payment in the form of cash, money order, or bank check. Please be advised by our obtaining the agreed security deposit amount, it does not by any means release Guest of damage beyond said amount held. It is obtained for the purpose of temporarily relieving any urgent damage. Damage that exceeds the stated deposit will be owed and pursued in full.
