This cozy studio is all NEW fully gutted remodeled space.
Top to bottom new everything - floor, stainless steel kitchen appliances, Moen sink fixtures, PLENTY of closet space and a private balcony.
Sleeping area - Queen size bed 12 inch pillow top memory foam and 6 inch memory foam single twin rollaway bed with fresh bed linen as well as towels for your use.
Amenities - 2 lounges, billiards room, gym and a private deck...
This is Manhattan, there is construction on a daily basis as well as cabs rush hour daytime, weekdays and all hours weekends until 2am - 4am meaning there will be noise. Although the building I live out of was built in 2008 the AC heat vents are noisy.
Living in Manhattan is different from living in other major cities being that Airbnb is a "grey area" partly legal and illegal. Take in consideration the multi dwelling laws and that eventually NY senate assembly will give way to Airbnb in Manhattan. As 1 or 2 years pass I am hoping things would make a gradual change in the meantime I choose longer reservations over shorter ones to comply with the law.
Unlike other listings this is my home, personal effects like my clothes, other belongings are in the closet and shelves. Some things are ok to touch and other stuff off limits.

I provide only 1 copy of keys whether you are 1 guest or 3 guests.
Past guests have asked if they can receive packages here you cannot! The doorman and porter are there at the discretion of the residence in this building not my house guests.
There is designated shelf space and hangers in 2 of the 3 closet spaces as well as chrome luggage rack.
Do not touch anything on the 7 foot shelves except for if when you need the TV or internet. The apartment is organized that way you know what is and is not OK to touch.

DO NOT REPORT REPAIRS TO THE DOORMAN THEY WILL NOT HELP YOU! I HAVE TO BE THE ONE IN CONTACT WITH THEM! SCHEDULING MAINTENANCE REPAIRS IS MON TO FRI 9AM TO 4PM.
Keep in mind I am not always in the same time zone due to travel.
I always encourage the guests to contact me if they can't get in contact with the answering service.
I am a healthy eater - no red meat, very little no sugar and no alcohol so the kitchen food selections reflect my palette.
Be aware there are no safety locks on my screen door for single parent traveling with child. I would recommend a child closer to the age of 5 and older is ok to have in here.
My internet is spotty I have Wi-Fi hot spot device and limited data usage per guest.
I wouldn't advise interaction with my neighbors and if asked you are simply my guest THAT'S ALL!
Treat my home as you would yours being that your respectful to my neighbors, quiet in the AM hours and maintain a low profile. My neighbors deserve to enjoy the privacy of there own apartment without disruption and or noise. They view you as a stranger with the typical New Yorker sensibility will likely be stand offish making you feel unwelcome. It's best you don't converse with them at all or limit your interaction to hi bye.
1.) NO smoking not even on the balcony.
2.) NO guests this is a small space suitable for only 3 people. On your reservation I would want to know all 3 guests in my home beforehand. I don't want an unexpected 3rd person someone who you met at the McCarthy's pub that night who is not on the reservation.
3.) Preferably for couples, single female or nearby college student wanting to stay in NY year round and long term.
4.) Verified guest will be chosen over guests with lack of social media accounts, contact info and forms of ID. If you decide to use instant book feature be prepared to provide your social media accounts or means to verify and search you out online.
I wouldn't open my home to someone off the street so meeting online is no different. By choosing to stay as a guest in my home you acknowledge this not a "one time stopping through type" accommodation or hotel. Would you like to come home to hear beer bottles, condoms and KY jelly lube was left behind in your home? Likely not..
5.) Try to keep the apartment in the condition it was when you arrived meaning put things where they originally belong so that I or the guest checking in after you can find it. As I said before the place is organized with post it labels everywhere so you can easily find things. The $115 cleaning fee is so that I can afford the cost of changing the linens, soiled towels, washing dishes and hiring of the housekeeper as well as paying someone looking after the place.
6.) Electricity meters here measure the number kilowatts used then charge sometime up to 0.15 cents per KW! If your going to run AC heat please turn it off when it's not being used and when you check out the apartment.
7.) Trash - There is a room when you walk out to right of the apartment named "refuse". Recycles such as boxes paper go in the big bin, small blue bin for bottles containers THAT ARE NOT FOOD and trash goes down the chute.

I definitely would want to go Morocco, England, Paris/Lyon/South of France/France, Geneva/Zurich/Gstaad Switzerland and Barcelona/Madrid/Ibiza Spain.
I ask you actually read the listing and encourage you to ask questions so we both are on the same page. Some people don't bother to read the listing instead they book first ask later..
What's most important to me is I know what your looking to do during your time in the city. I've made some cool friends off here some who are visiting in town for business therefore need a steady internet connection, others who stay here more then 14 days so they'll need to be familiar with the laundry also kitchen and then those who are couples on vacation trying to sight see.

As I said your needs are a priority but if your going to stomp on me or wrongfully accuse me of something then you can see yourself out my home with your luggage in tow. There are things I have had to repeat in my listing as well as repeat back to potential guests because they don't listen!
