So sorry you did not enjoy your stay. In our contacts with you, the only issue you ever brought up was that there was no water at the cabin when you checked in. You immediately reported that issue, and our service personnel restored service in less than 1 hour, by servicing the pressure switch. If these other issues were in fact what you experienced, then there was a failure on the part of the cleaning company. Had you reported these things, corrective action would have been taken. They are a very responsive team with the willingness to help our guests if they have overlooked an aspect of their job. They generally get very large tips from our guests because they are so conscientious and go beyond expectations. Again, we are sorry for your difficulties. All of the cabins have been treated for pests on a regular basis. If we have any complaints such as yours, we order an extra treatment for that cabin, but ordinarily the routine treatments are sufficient. The cleaning crew makes at least 2 trips to the cabins, quite a distance, provides linens and hot tub service, and the cleaning fee also includes some paper products, dish soap, and agreement to respond to guests if anything comes up. All the positive comments are coming from the guests who we usually please very much! I would recommend to anyone that if you find a problem at our cabin, please let us know before you are heading home. We don't give refunds, as your paperwork says, but we do try to make your stay pleasant or move you to a different cabin if something cannot be corrected. We purchased the 30 acres on the river to preserve a beautiful, wild scenic riverfront for guests who long for a trip to the mountains that goes beyond a hotel stay--including a rough and wild trail to one of the prettiest swimming holes in the Smokies. Year round it is lovely if too cold to swim, about a half mile down an old road bed below the cabins. The reflective pool is amazing for meditation or just feeling grateful for nature and the places that have not been filled up with sound and buildings. Our cabins are small hideouts with some precious comforts such as a hot tub, jacuzzi, shower, full kitchen and outdoor charcoal grill--but nature is all around and the trail beckons you if you want an adventure without even getting into your car. Try a picnic on the rocks, riverfront, after grazing for blackberries on the trail down. I used to take my children down to the pool with innertubes to play, build a small campfire, and enjoy our private spot with a picnic. The stars at night from the ridge are a beautiful display of the Milky Way. All this just 12 miles from Gatlinburg, mostly on a paved road except our gravel road accessing the cabins.
