CONDITION TO RETURN PROPERTY POLICY
I (we) hereby agree to vacate rented premises no later than the hour and date have shown above and to return the keys immediately to Owner. Before vacating, I (we) will clean the premises thoroughly, which includes the following(URL HIDDEN)1. Clean refrigerator. Leave no food or drink in it.
2. Empty all garbage into outside cans.
3. Clean stove, range & grill, countertops, sinks, and appliances. Wipe all surfaces so that they are free of grease and food.
4. Clean bathrooms (include tubs, toilets, sink, shower)
5. Vacuum floors and clean tile if excessive dirty from your stay
6. Do not re-arrange furniture. Owner will retain $25 from deposit for moving each piece of furniture
THE HOUSE MUST BE LEFT CLEAN TO RECEIVE FULL REFUND OF SECURITY
DEPOSIT. Basic cleaning of the home will be done from a Cleaning Service at the charge of $99. This fee is a charge for service to confirm all of the items belonging to the home still remain there such as TV's, appliances, etc. If Intense cleaning is needed Cleaning Service charges will come out of your security deposit Basic mopping and cleaning bathroom $75, and full house a mess $200.
In the event that a pet, house party, guest over your requested guess number or grilling on porches/decks is found on the premises during your stay and you are not allowed/authorized per this Agreement, Owner shall have the right to ask you to leave the premises immediately with no refund of money paid. PURPOSE: Tenant agrees to occupy said premises solely as a vacation rental for the time period allotted with no more than 4 but up to and MAXIMUM UP TO 10 WITH A FEE guest with special request ahead of time sleeping on site at one time. Tenant shall not make any alterations to the property, contents, furnishings, outbuildings, or grounds without the written consent of the Owner.
PET POLICY:: Renters agrees to the following conditions. You are allowed 2 small pets with a none refundable fee of $50 per animal. If you fail to disclose that you bring a pet and a pet is found to have been there you will be charged a $200 FEE. If dog mess is left in the house then carpet or tile will need to be cleaned and sanitize at a fee of $100
No pet which is attack-trained or can reasonably be deemed "vicious" with a history of biting people or other animals, or cause property damage is allowed to be kept on the premises.
Tennant is solely responsible for the humane and lawful treatment of said pet and all pet waste shall be removed and disposed of promptly, including waste in neighbor's yards deposited by said pet. All pets shall be maintained so as to not cause annoyance to others.
Tenant is solely responsible for any and all damage caused by pet to the owner's property including, but not limited to, the premises, furnishings, carpets, draperies/blinds, appliances, outbuildings, grounds.
That in like manner, Tenant is solely responsible for any and all damage or loss to persons or property of others caused by Tenant's pet(s) and in this regard does hereby agree to hold the owner harmless for any such damage.
I (we) agree to the terms and conditions as stated in this agreement. I (we) agree to replace or pay for losses, fire, breakage or damage should such occur. Tenant to furnish all towels, linens, blankets, etc., and cleaning supplies. Tenant agrees not to remove or alter in any way Owner's property without specific written consent. Any removal of the Owner's property without permission shall constitute further legal action.

SMOKING IS PERMITTED ONLY ON THE OUTSIDE OF THE BUILDING. IF IT IS FOUND THAT YOU DID SMOKE IN THE BUILDING YOU WILL BE CHARGE A FEE OF A MIN OF $200 PLUS ANY ADDITIONAL FEE TO REMOVE THE SMOKE FROM THE HOUSE.

PROPERTY: Tenant agrees to take good care of all furnishings, carpets, draperies/blinds, appliances, other household goods and personal effects of Owner and further agrees to deliver up same to Owner in good condition at the end of the term of this agreement with normal wear and tear expected.
Tenant shall repair or replace at Tenant's expense all loss or damage to any of the furnishings, carpets, draperies/blinds, appliances, household goods, and personal effects whenever such damage or loss shall result from Tenant's misuse, waste or neglect of said items.
Tenant shall not keep or have in or on the leased property, outbuildings or grounds any article or thing of a dangerous, flammable or explosive nature that might be pronounced "hazardous" or "extra hazardous" by any responsible insurance company.

Bed, plastic bed covers, and covers PROVIDED
SHEET PACKAGE OF flat and fitted sheet and pillowcases $50 for rent (OPTIONAL) please state when your booking to state if you want linen
AGREEMENT: This agreement constitutes the entire agreement between the parties hereto.
No changes shall be made herein except by writing, signed by each party and dated. The failure to enforce any right or remedy hereunder, and the payment and acceptance of rent hereunder, shall not be deemed a waiver by either party of such right or remedy in the absence of a writing as provided for herein.
In the event legal action is required to enforce any provision or condition of this Agreement, the prevailing party shall be entitled to recover reasonable attorney's fees and costs.
Owner and Tenant agree that this Agreement, when fully executed/signed, is a binding legal obligation.
You are considered in agrees to the contract once you have made payment for your stay. This rental contract is active once you make your deposit to the owner according to the terms of payment stated on page 1. Dates of rentals are guaranteed (exception: Act of God, e.g. fire, mandatory evacuation) when security deposit and initial payment has been received
LANDLORD/OWNER SHALL NOT BE RESPONSIBLE FOR DAMAGE OR LOSS OF
TENANTS PERSONAL PROPERTY.
NOTE: AIR CONDITIONING AND APPLIANCES ARE NOT GUARANTEED. REPAIRS WILL
BE MADE AS SOON AS POSSIBLE. NO REFUND DUE.
Refund Policy: REFUNDS ARE MADE IF CANCELLATION IS DUE TO ACT OF GOD
Cancellation is not accepted for weather conditions unless a state of emergency. Snow
is always expected during the winter months.
