This is a gorgeous 1939 original beach house. The kitchen is upgraded and the space open as a great room for family and entertaining. With the recent remodel, the hardwood floors throughout have been re-finished and the entire interior repainted.

Vacation Rental: 435 2nd Street, Manhattan Beach, CA 90266
CHECK-IN TIME IS AFTER 3:00 P.M. PST and CHECK-OUT IS 11:00 A.M. PST.
This is a NON SMOKING House.Owners have one (1) mature outside cat (dog friendly cat) that may want to enter and exit the house. She usually stays outside with the other outside neighborhood cats. She is fed by our housekeeper/nanny outside daily. There is no pet dander in the house, as we have hardwood floors and the cat is an outside cat. No other pets are permitted on the property unless express permission granted.
We will not rent to vacationing students or singles under 25 years of age, unless accompanied by an adult guardian or parent.
DAMAGE/RESERVATION DEPOSIT – A damage/reservation deposit of $2000.00 USD is required. This must be received within seven (7) days of booking the reservation. The deposit automatically converts to a security/damage deposit upon arrival. The deposit is NOT applied toward rent; however, it is fully refundable after (7) days of departure, provided the following provisions are met.
No damage is done to house or its contents, beyond normal wear and tear.
No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay.
All debris, rubbish and discards are placed in receptacles.
All keys are left on the kitchen table and house is left locked.
All charges accrued during the stay are paid prior to departure.
No linens are lost or damaged.
No Early check-in or Late check-out.
The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.
PAYMENT – If the agreement is made within 60 days of rental date, payment in full of deposit and rental fees is required to secure booking. An advanced payment equal to 50% of the rental rate is required within seven (7) days of booking the reservation or paid in full to secure dates 6 months in advance. The advance payment will be applied toward the house rent. Please make payments in the form of traveler’s checks, bank money orders, cashiers checks or personal checks payable to:
The advance payment is not a damage deposit. The BALANCE OF RENT is due ninety days before your arrival date unless paid in full upon booking.
CANCELLATIONS – A ninety (90) day notice is required for cancellation. Cancellations that are made more than ninety (90) days prior to arrival date will incur no penalty. Cancellations or changes that result in a shortened stay, forfeit the full advance payment and damage/reservation deposit. Cancellation or early departure does not warrant any refund of rent or deposit.
MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must be made at least ninety (90) days prior to check-in.
MAXIMUM OCCUPANCY – The maximum number of guests per our house is limited to seven (7) persons.
THIS PROPERTY REQUIRES A SEVEN (7) NIGHT MINIMUM STAY – Longer minimum stays may be required during holiday periods. If a rental is taken for less than seven (7) days, the guest will be charged the seven (7) night rate, unless rental contract states differently.
CLEANING FEE - $250.00 USD is non refundable and covers normal cleaning after renters have vacated the property.
ADDITIONAL MAID SERVICE – While linens and towels are included in the house, full maid service is not included in the rental rate, however is available at an additional rate. We do not permit towels or linens to be taken from the house. Telma Toniolo will work additional hours available upon request and paid directly to Telma Toniolo. Telma will come in 2 times per week for one hour to straighten up, sweep and tidy up at your convenience.

FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
This house is privately owned; the owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.

Welcome to our home! Just a few pointers on the house for you.
Keys: We only have one key, so please be mindful of keeping track of it. We actually do not lock our house, the neighborhood is very safe... use your own discretion. The key will be left under the mat for you upon your arrival.
Parking: There is no street sweeping on 2nd street, so you may park the entire time without worrying about a ticket. On Ingleside (north /south street) street sweeping day is Wednesday. Do not park there, or you will get ticketed.
Phone number: House ph unlimited national calling... international calling is blocked.
Television: The flat screen t.v. in living room has a remote to turn on (orange button), volume is controlled through this remote and it must be on component 1. The second (larger remote) is for the Verizon TV channels to work... dvr has programing taped and on demand for free. If you purchase on demand movies please keep track and leave cash with Telma for the charges. There are also two remotes for the girls room t.v. as well as the back room t.v. PLEASE DO NOT EAT ON THE COUCH ... IT IS NEW.... stains will be deducted from your security deposit.
The beach and SAND: please be mindful of the sand coming in the house, not only to protect the floors, but the drains in our old house. There is an outside hot/cold shower (enter gate off alley) or use side gates... TO RINSE ALL SAND OFF BEFORE ENTERING HOUSE. We just refinished the floors and the sand destroys them. There is also a hose in the front yard.
Hot water: the hot water is VERY hot, please be mindful of this in the kitchen sink.
The stove is a Wedgewood stove. We use the griddle for everything (pancakes, quesadillas etc). The gas smell is not a leak, it’s just an old stove so don’t worry. Sometimes the both burners need to be turned on to ignite the one you want to turn on. Be careful because the flame is strong.
Garbage disposal-please don’t use this to grind up a lot of food...scrape dishes clean into trash and then use the garbage disposal sparingly.
The hot water pot will trip the breaker if used at the same time as the microwave so use each independently (it’s an old house!) if this happens the breaker is located above the dryer in the utility room off the kitchen (at eye level next to refridge).
The blender... It’s a great blender....
Laundry: is a really easy, simple special instructions...other than please do not over load it. Do small loads if using the laundry...again it’s an old house and it has small pipes.... the drain can overflow onto the floor and we don’t want to damage the floors.
Trash bags are under hot water heater to re-line the trash can. Trash cans are in the back yard.
Trash day: Tuesday is trash day ...cans go out the back gate into the alley and then brought back in.
Bathroom: There is a huge bathtub... it takes a while to fill. There is also a shower. Both can be run at same time.
Master bedroom: The bookcases are emptied for storing your clothes etc... The hooks on the closet doors are for hanging items. Our stuff is stored in the closets and they are locked. Door opens out to our deck area.
Kids room-our girls room: The dresser is emptied for your use and same on the closets. The doors open out to our peaceful deck area.
Kids loft room: Pull down the ladder in the hallway and there is an oasis for your kids. Games, dollhouse are up there. I apologize in advance for the writing on the ceiling on my daughter’s side of the room. I’m just waiting for the phase to pass then it will get painted! There is a twin bed as well as a double bed. Skylights and windows help to keep it cooler up gets quite warm.
Deck area: towels are on the cushions because they are white and our neighbor cat as well as our own like to lounge out there. Just remove towels (to avoid cat hair) and recover when not in use. Telma will clean off when she waters/feeds cat.
Cats: Please keep them out of the house :)
Roxy is the black cat. She is quite old (12) and likes to be in the house, however she does fine outside... there is a cat box in the house in case you don’t mind her... and also if she gets trapped inside somehow. Telma will clean it.She likes to jump on the kitchen table and sit on the bookshelf in the living room. She also likes to claw the couch, so best to keep her out if at all possible. She has allergies, and sneezes too. Oh and she loves butter, and to steal human food from the table.
Shimmey- we rescued this baby cat. She prefers to be outside ... uses the cat door.
Simba- Shimmey’s baby.. he’s the king of the house... super sweet and gentle.
The cats are dog friendly so don’t be worried if there is a dog walking by and comes up to them... they have been raised with 3 yellow labs...
Neighbors: The house on the corner is the Mel Family (4 kids) they sometimes rent their house as there could be renters just like you. The house west of us are Terry and Nancy they have lived here for 40 years or more. Very sweet couple.
Bike, surfboards, umbrellas, beach chairs: located in backyard are for your use.

My husband and I have raised our 5 children in our family home in Manhattan Beach. Two of our 5 live here with us and are both in High school. We have raised a family in our cozy beach cottage and spent time in our home in Costa Rica when not in Manhattan Beach. Our home is available when we travel out of the country usually in the summer months (august & december) for the holidays.
