Located in the heart of Fayetteville, AR, this unique space offers friendly, quiet and secure accommodations off the street. Very comfortable, well equipped, private and away from hustle bustle of the traffic areas. With almost 800 sq. ft., the flat offers wifi, cable t.v., DVR and central heat and air, plus washer, dryer, dish washer, large gas cookstove and gas BBQ grill in outdoor gazebo.
Gully Park is only two blocks away, with great walking & biking trails, summer concerts, ball fields and more! The downtown is only about 2 miles away, with a farmer's market three days a week.
Most of the amenities and services of a hotel will be yours when you reserve Garden View Guest Flat. You will enjoy more space (780 sq. ft.), and a "soda fountain" bar-kitchen area with all the conveniences. It has a washer and dryer and laundry supplies, shower bath with towels, a plush bed with linens and loads of pillows, plus a t.v. room with DVD player and a lounge area complete with an upright piano! Outdoor space includes a deck under a gazebo with table, chairs and a BBQ surrounded by a stone patio. There is a gas-grill for BBQing, plus a portable fire pit for an outdoor evening fire. Privacy and security are attended to by a lockable slider and a fenced yard. New Improvements include a new kitchen, a paver pathway from the parking on the street, plus a motion detector security light and foot lighting. This summer, enjoy the bounty in the gardens and enjoy the beauty of the hostas and other lush plants.
Ask about optional appliances to be out for use: Cuisinart Ice Cream maker, food processor, blender, Champion juicer, soda shop and regular toaster. (these are stored in adjoining lock-off).
The nearest convenience store is on Township and College Ave. intersection and is about 6 blocks away.
The doors and windows face South for passive solar effect in the winter. The streets and the neighborhood are really well-kept, showing pride and home owner occupancy. These streets are quiet enough for walking, bike riding or jogging in the neighborhood. Public transit is available at College Ave.
Park your motorcycles or bikes in a fenced yard, enjoy a large yard for games, park on a paved street. Enjoy seating inside (for a gathering), and outside for 8 people. Fenced yard can have locked gates upon request.
We will have someone on hand to greet and orient our guests (sometimes us, if we are not in Costa Rica), and then we will offer a phone number for any needs our guests may have while visiting our flat.
At College Avenue, there is a transit service. Taxis are available and car rental is reasonable.
Because Garden View Flat is so comfortable, clean and has such ambiance, we have had guests who continuously return to stay. We pride ourselves in the presentation and de-personalization of the space before our guests arrive. Expect a unique and pleasing place that is convenient to everything in Fayetteville and you won't be disappointed.
The flat has an outside door, to the back yard of the main home above. The access is by a path from the street out front. The gates are usually closed, to provide privacy and security. This is the downstairs, walk-out basement of a home above. Guests will be able to access the key in a lock box.
We will sometimes be available to help, but when we are out of country, we will have someone like our sister, or dear friend, available to you.
There is a lady living above who has two small dogs. They sometimes bark, but for the most part, there is quiet from above.
•This is a smoke-free apartment, so thank you for not smoking in-doors. We provide ash trays for out on the deck.
•Please leave the apartment clean.
•Place towels and sheets in the hamper before leaving.
•Do not fill washer too much or wash heavily soiled items in the washer.
•Please do not disturb the quiet enjoyment of the upstairs tenant.
•Check in time is 2 P.M. and check-out time 11A.M.
•Do not park on the lawn or the house driveway. Street parking only;
•Entry to the apartment is on the West side of the house, by a paved path, and thru gate.
Note: A futon bed is available when there are three or four occupants.

We, the owners, are Kim and Melanie Norman, who sometimes live in Fayetteville, in Garden View Flat and most of the time live in Costa Rica in Cabo Matapalo of the Osa Peninsula. We love living in the rainforest and we offer a guest house called Casa Dos Rios in Costa Rica. Our residency in Fayetteville goes all the way back to 1974 when I, Melanie, moved from my home state of Louisiana with my sister, Liz. It is her number you will reach when you call for more information. She has been a Coldwell Banker agent, and before that, an agent in my real estate company in Fayetteville, for more than eight years. I used to own and run Seven Hills Realty in Fayetteville (I was a broker for 30 years). Now I am a broker for Prime Real Estate in Fayetteville, AR, and also do some real estate activities when on the Osa Peninsula of Costa Rica.
Kim, a builder, is now retired from building, but occasionally does some small projects and property investing for flipping. When on the Osa, Kim and I offer sailing tours on our 36 ft. Columbia sail boat, named Sorrento.
I love gardening, cooking, water color art, yoga and dance. We enjoy living in the tropics, but will always return to our precious community and friends in NW Arkansas. It is truly a special place! We call it our North American rainforest.
