The Montana Ave shopping district is a charming tree lined street full of organic cafés, organic markets, gourmet restaurants, craft beer, yoga and pilates studios, high end boutiques stocking well known luxury clothing brands, fine jewelry stores, fresh pressed juice bars and plenty of other hidden gems. This is a must-see destination where the locals shop!
The building features an ocean view lobby, small ocean view sundeck with chaise lounges, heated salt water pool and charming courtyard with fountain. The unit also features partial ocean views over the rooftops. The fully equipped kitchen features Stainless Steel appliances, All-Clad cookware, as well as a Nespresso machine for cappuccinos, lattes and espresso.
Living area has distressed oak hardwood floors, Parsons desk with Phillippe Starck Ghost Chair, Kartell Lamp, dining area for four, 50 inch Flat Screen TV DVD library and Direct TV with HBO. Bath has separate shower and soaking tub.
A King size Four Seasons Hotel mattress dressed with high thread count linens, duvet, down pillows and down comforter will ensure a restful nights sleep. The bedroom also features white silk drapes, Barclay & Butera mercury glass lamps, room darkening blinds and a 46" Samsung flatscreen Smart TV with Netflix and various other applications.

Cleaning: Cleaning fee covers linen change and basic cleaning only. Additional fees will be charged for stains or other excessive cleaning needs. NO SHOES INSIDE. Wearing shoes inside may disturb the neighbors and makes the floors more difficult to clean. This may incur extra charges if the maid does not have enough time to prepare the unit for the next guest. No outside housekeeping. If you need additional cleaning, please let us know. We would be glad to arrange this for you. Building is a courtyard style building. Although rare, Insects may occasionally be able to make their way into the open air courtyard or other common areas, particularly in the summer. Please clean up after yourselves. The unit is clean and free of any insects. We do not want any insects to make their way inside the unit. Thank you for your cooperation!
Nespresso machine: please note that the milk frothier is not dishwasher safe. Please hand rinse after each use. Do not immerse in water. Complimentary pods can be found in the drawer underneath the machine.
Area Rugs: There are two area rugs, which are not pictured in some of the photos. Rugs may or may not be present as they are sometimes sent out for cleaning or stored during the summer months. Please no shoes inside or on rugs to avoid additional cleaning charges.
Damages: Please do not remove magazines, books, or any other items from the unit. Please inform us if you break any glasses dishes etc. so that we can prepare for the next guest. If we are not informed of damages, there may be delays in preparing the unit, which could result in holdover charges, and/or expedited shipping costs for replacement items. Any replacement items will be billed at full cost or if unavailable replaced with comparable items at owner's sole discretion.
Portable AC unit: This unit and building do not have central AC. We have installed an 11,000 BTU portable AC unit in case of an unexpected heat wave. The unit must be drained. We have tried to make this as simple as possible by providing a plastic basket that collects the water, but it must be emptied periodically (approximately at 5-8 hour intervals, depending on humidity). Please do not leave unit on unattended to avoid accidents with water spilling onto floor. If used, guests are responsible for draining the unit, and/or any resulting damage from failing to do so.
Noise: Please be respectful and keep noise levels down, especially after 10pm. This building is a condo conversion. Therefore, the walls may not have the same standards of thickness and sound insulation as newer non-conversion buildings. Please no loud TV late at night. No shoes inside on hardwood floors. The building discourages pool use after 10pm.
Pets: No pets allowed inside the unit. This is not a pet-free or allergy-free environment.
Allergies: This is not a pet-free or allergy-free environment. * NO REFUNDS once booked. That includes claims of allergies.

Some things are beyond owner's control. No refunds or discounts of any kind will be given for unexpected weather changes, street construction or construction within the building or neighboring units, temporary interruptions to water during necessary repairs. Breakdowns may happen at any time either within the building or unit itself. This may include elevators, pool, laundry room, or any other common areas. Any unit breakdowns will be addressed as promptly as possible, but will not entitle guests to refunds or discounts.
This is a charming, but modest 1950's condo conversion building. The building does have gated entry, gated parking and the unit is also nicely furnished. However, this is not a luxury or full service building. The high costs associated with maintaining this unit are primarily due to the outstanding location. Please do not rent this unit if you require a luxury building with newer construction, a doorman or a hotel type of environment. Although we do our very best to make sure guests as happy and comfortable as possible, we cannot match the accommodations or services of a hotel.
