The house is perfectly positioned in Queenstown’s dress circle with a 7 minute walk to the town centre whilst taking full advantage of the elevated views. The Queenstown Hill walking track also runs right alongside the property.
Set over three levels, the house comprises 4 bedrooms, 2 bathrooms plus a further 2 amenities rooms, a kitchen, lounge and dining area plus a further separate formal lounge. All tiled areas have underfloor heating, as well as a heat pump in the family area and gas fire in the formal lounge.
The fully equipped designer kitchen is open to the living and dining room to take advantage of the spectacular views. The family room and formal lounge have doors that open out onto balconies, as do two of the bedrooms, all with superb views.
Both bathrooms are modern and have separate showers and bath. The laundry has a new automatic washing machine and dryer.
There are three flatscreen televisions, each with Sky digital television with teletext, in the living room, formal lounge and main bedroom. There are also DVD players in both of the lounge areas and a surround sound system with iPod/iPhone dock in the living room.
Free wireless Internet access is available and the telephone is connected for local calls only. There is room for two cars in the garage, which has remote controls, and further off-street room for another three cars. A BBQ is also available.
Three of the bedrooms have super king beds, two of which can be split into king singles. The fourth bedroom has a queen bed. All beds are of excellent quality and have been chosen for a wonderful nights sleep. Portacots and highchairs are available on request.

As a Stay Here guest you hereby agree to the following Terms and Conditions:
Parties are not to be hosted in Stay Here holiday homes. Any parties will result in eviction and forfeiture of the bond paid.
Chattels are not to be removed from the property.
The number of occupants must not exceed the number agreed to with the agent at the time of booking.
You shall be held accountable for any repairs or reimbursement costs associated with damage caused to the property/chattels during your stay. Any damages or breakages must be reported to the property manager immediately.
Animals are not permitted at any of our Stay Here holiday homes.
Be respectful of neighbouring properties.
Smoking is permitted OUTSIDE only - all Stay Here holiday homes are Smokefree inside.
If there is a barbeque at the property, please ensure it is clean/in its original state after use.
Keep premises clean at all times.
Permit the Stay Here agent to enter the property and view its condition at all reasonable times.
What you are expected to do:
Wash, dry dishes and put away.
Return furniture to its original position.
Dispose of rubbish/place in blue bags ready for collection.
What you are not expected to do:
Remove sheets and pillow slips.
Clean the bathrooms.
Vacuum/mop the floor.
The guest agrees to Stay Here deducting any costs related to the following from the guest's bond:
Expenses incurred for repairs to damages of the property caused by the guest.
The budgeted cleaning time for this property is 4 hours. The guest agrees to pay for any cleaning costs above and beyond the budgeted cleaning time due to the property not being left the way it was on arrival.
Replacing/recovering any chattels taken or misplaced by the guest.
BBQ - $65 - If excess cleaning of the BBQ is required, $65 will be deducted from your bond.
Excess garbage removal - $60 - if excess rubbish removal is required, $60 will be deducted from your bond.
Stay Here provide all properties without rubbish bins two non-recyclable bags.
The Recycling Centre is located at 118 Glenda Drive, Frankton.
Rubbish disposal is located at 110 Glenda Drive, Frankton.
Oven clean - $65 - If excess cleaning of the oven is required this amount will be deducted from your bond.
Recycling (blue lidded bin) - $25 - Will be charged if incorrect refuse is placed in the recycling bin.
Recycle all plastic, glass, clean paper (no food scraps i.e takeaway containers/pizza boxes).
Do not put plastic bags in the recycling bin.
Smokers - Smoking is permitted OUTSIDE only. You will be charged $60 if Stay Here are required to remove any cigarette butts from the grounds.
Excess linen clean - $75 or replacement cost. If item is stained/soiled requiring additional cleaning, this amount will be deducted from your bond. If blankets or duvets are stained/soiled you will be charged the full replacement cost.
You will be charged full replacement cost for lost keys or garage remotes.
Late check out will incur an extra full day’s accommodation charge, unless by prior arrangement (minimum 48 hours prior to check out). Please contact Stay Here reservations to arrange this.
Spa pool - $75 - Will be charged for misuse of spa’s (If property has a spa pool). Failure to put in chlorine provided will incur a cost if extra cleaning is required.
TV/DVD reconfiguration - $150 - If a technician is required to reconfigure the DVD/TV/Entertainment system due to you, the guest, linking in your personal iPod/laptop $150 will be deducted from your bond.
Callout fee - $75 - If a Stay Here representative is called out to the property and an explanation of your issue is outline already in the Guest Compendium, $75 will be deducted from your bond.
