Our heritage-listed Georgian terraced house was built in 1800 and has been beautifully restored and decorated to a very high standard, retaining many period features including ornate cornicing, original stone flooring and high ceilings.
Welcome to our home! Located in the lively suburb of Bruntsfield, yet tucked away on a quiet street, restaurants and shops are on your doorstep, and the city centre is a mere 15 minute walk away.
Please note that we have a minimum stay of 5 nights over the Festival/Christmas/New Year/Hogmanay period in December/January.
The entire house consists of 3 floors and is approximately 152 square metres or 1630 square feet (not including the outdoor garden area). We've recently had the internal staircase and walls freshly painted. We have brand new carpeting across the whole house (as of July 2016).
Living Room: The Living Room is large, bright (with large Georgian windows with working shutters) and has a large comfy L-shaped leather sofa, arm-chair, wooden flooring, original cornicing, (non-working) fireplace, brand new 65" 4K Samsung TV, DVD and Blu-ray player, surround sound and Netflix for streaming TV shows and movies (we don't have broadcast TV however).
Kitchen: Our kitchen has all the essential items, (fridge, freezer, gas hob, oven, microwave, toaster, kettle, crockery and cutlery etc). Breakfast table for four people and access to the private garden for when the sun comes out!
A coat-room and WC are also found on the ground floor as is the original stone flooring in the hallway.
Our private garden has seating for 4-5 people. There is a Weber BBQ to use.
Master Bedroom: The master bedroom is very spacious and bright with Georgian windows (with working shutters), high ceilings, fireplace and original ornate cornicing. There is a very comfortable superking-sized bed. This room has its own ensuite with WC and updated shower.
Dining Room: The dining room has a large 8 person dining table with crystal chandelier, fireplace, high-ceiling and view over the garden and to Arthur's Seat in the distance.
Main Bathroom: the fully-tiled bathroom includes a bath with over-head shower, toilet, and plenty of storage space.
Double bedroom: This double bedroom with king-sized bed gets the afternoon sun. An original (non-working) fireplace, antique writing desk and chair completes this room.
Bedroom 3: Has a brand new king-sized bed, side-lockers and new Sealy mattress. It even has views over to Arthur's seat!
Laundry: Washing machine, dryer, iron and ironing-board can also be found on the top floor.
Christmas and Hogmany (New Years Eve)
We are in a fantastic spot for the festive celebrations. The Christmas markets off Princes Street are a short bus or 20 minute walk away. Fireworks from the Castle are only a 10 minute walk!
We are in a handy location for Festival shows. The Edinburgh University George Square and Bristo Sq Fringe venues are an easy 15 minutes walk through the leafy Meadows.
We are a 15 minute walk to Edinburgh Haymarket train station. From here you can travel by train to Glasgow in approximately 50 minutes.

Guests will have access to our full 3 story terraced house and private garden area.
The rate includes high-quality Laura Ashley bedding and towels for all guests. A small amount of basic essentials are provided (washing powder, cooking items, bathroom items etc). The kitchen is fully equipped for the chefs among you!
The house has Wifi internet access, and Netflix streaming TV shows and movies. There is central heating throughout the house. Our personal possessions will be stowed away as practicably as possible.
