The Cottages of Cala di Volpe are an oasis of rest and leisure immersed in the Costa Smeralda, a few steps from the more beautiful beaches of Sardinia.

All apartments are equipped with WIFI, private parking and large private terraces furnished with comfortable sofas that overlook the large garden surrounding the villas.

The pool is open from May 11th to October 9th

The cottage of 120 square meters with two bedroom can host 6 guests and is composed of:

The cottage is located a stone's throw from the famous beaches of Cala di Volpe, Romazzino and Capriccioli, 4 kilometers from Porto Cervo and 2 km from the shops and supermarkets of Abbiadori.

The cottage enjoys the fragrances of Costa Smeralda and is a little paradise on earth for holidays full of comfort, sea and untouched nature, a perfect place for a stay with family or in couple in complete independence.

Terms and booking conditions

Lease – Prices
The lease is carried out in the name and in favour of the property’s owner with the exclusive and sole object of tourist tenancy and according to the rates indicated in the price list
All of the houses are furnished with fitted kitchen or with equipped kitchen corner (crockery, pots, fridge). In the description of each single accommodation unit it is stated which electrical household appliances (TV, washing machine, dish-washer, etc.) are available.
Please, notice that the accommodations mostly belong to different private owners and therefore have their own different features. Because of this it is better to point clearly out any particular requirement of yours at the very same moment of the reservation and in any case, these specific requirements must be pointed out before your acceptance of the contract and put down in words in the proper “booking form”.
Domestic animals are usually not allowed into the accommodations except for some properties: in these particular cases their presence will be permitted only upon your previous specific demand and only after a subsequent confirmation on the part
The tenancy rates are meant to be per accommodation unit and inclusive of water, electricity and gas consumptions. Possible cot for babies and possible additional bed for adults (if available and previously requested at the moment of the reservation).
Not inclusive in the tenancy rates (except for different indications reported in the price-list) are:
• final cleaning;
• bed linen and towels
• possible expenses for the heating and/or for the air-conditioning (if available);
• use of infrastructures and/or services (e.g. resort animation, hire of sunshades, etc.) if reported in the single description of the accommodation unit with the diction “extra”.
• Local tourist taxes are not included in the price and shall be borne by the customer and paid directly to the owner or administrator on site.

Check in/out
Check in and check out times are:
• Check in after 15.00 (afternoon)
• Check-out within 11.00 (morning)
Any alterations concerning the arrival and departure times must be previously arranged with the key-holder and at any rate subordinated to his/her acceptance. No reimbursement is provided for in case the holiday-maker anticipates or delays his/her arrival.
Holiday-maker need to leave the property at the expiring date of the contract

Number of Guests
Only the people whose name is indicated in the “accommodation voucher” of KLABHOUSE will be allowed to occupy the property. Any possible substitution of people during the term of the stay will be permitted only if previously agreed with KLABHOUSE. The number of guests (adults + children) cannot be bigger than the number you stated at the moment of your reservation and at any rate cannot outnumber the sleeping capacity indicated in the description of the accommodation unit present on the internet site. In the total number of people in party only one child no older than 3 years will not be counted. The key-holder may forbid entrance into the accommodation to those people in excess.

Formalities At The Arrival – Safety Deposit
Please, 2-3 days before your arrival date phone in order to advise about your estimated arrival time and to arrange and/or confirm the modalities concerning the delivery of the reserved house. At his/her arrival the holiday-maker has to show the ID of all the guests and leave to the key-holder a safety deposit in €, equal to the amount indicated in the description of the accommodation unit. The key-holder – might it be the tourist-real estate agent’s office, the property’s owner personally or one person in charge of his/her – can refuse entrance into the accommodation to the holiday-maker if this last does not leave a safety deposit at his/her arrival. Please note the deposit must be paid with a credit card for guarantee. This very same safety deposit will be refunded at the end of his/her stay – after the inventory check has been carried out contextually to the redelivery of the lodging to the key-holder – and upon deduction of any possible damage caused to the lodging itself.

Cleaning And External Maintenance
All of the lodgings will be delivered in clean and good conditions and basically the final cleaning is inclusive in the tenancy price. Notwithstanding this the holiday-makers have to redeliver the lodging as in order and tidy as at the moment of their arrival and get rid of the trash. Should the lodging not be redelivered as in the above written conditions the key-holder –the property’s owner personally or one person in charge of his/her – can deduct up the supplementary cleaning expenses from the safety deposit left at the arrival.
Besides, the key-holder – may have free access to the property in order to perform the necessary operations of maintenance (garden, swimming pool and so on).

Behavior Rules

The Tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The Tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and Tenants shall then immediately vacate the premises. Quiet hour starts at 10:30 PM and the noise should be kept to a minimum.

2. Tenant shall use the property for legal purposes only and other use, such as but not limited to, illegal drug use, abuse of any person, harboring fugitives, etc.; shall cause termination of this agreement with no refund of rents.

3. Tenant agrees not to access the “owner’s closet”, even if unlocked, which contains cleaning supplies and chemicals that could be hazardous to children and adults.

4. Tenant is advised that if the property contains a gas stove and cooktop, gas heating, gas grill, and other gas powered items and will seek help from management if the proper operation of such items is not fully understood.

5. Tenant agrees that doors and windows shall be closed when either heat or air conditioning ( where there is) is in operation to prevent mildew.

6. Tenant MUST keep always the shutters attached to the wall any time if not close, in case of strong wind or storm tenant has to keep close and open only partially. Any damage will be deduct from the deposit.

7. Tenant MUST respect the area assign to this unit specify in the floor plan in the unit.

8. NO GLASS or FOOD allowed in the pool area (in case there is the pool)

9 The Tenants shall pay for any damage done to the premises over and above normal wear and tear.


Cancellations – Changes
In case of cancellation it will stand the cancellation policy which refers to the date of booking.
If cancellation arrives after the date scheduled, the balance due will be charged to the credit card.
Changes of term or accommodation are considered as cancellations and therefore – in such cases – the pertinent penalties will be enforced anyway. 24 hours elapsed from the failed arrival without any communication sent to us the lease will be automatically rescinded.

The location is excellent, a stone’s throw from the Hotel Cala di Volpe and on the grounds of a golf course.  The house is in a complex of a dozen or so small homes. It is an easy drive to numerous Costa Smeralda beaches and restaurants/supermarkets in Abbiadori.  The pool looked very nice. First, the house is extremely basic with minimal appliances and old, shabby furniture.  In our opinion, the apartment is quite run down.  One night the power went out.  When we arrived, one of the showers would only produce exceedingly hot water. Once the host adjusted the maximum temperature of the boiler, the shower only produced cold water. The temperature of the shower water remained constant, either extremely hot or quite cold with no ability to adjust. The refrigerator seemed to be straining to keep food cold. There was only a central washing machine, no dryer. The apartment was quite hot in July and while portable A/C units were offered to us, the extra cost would have been quite high.  Airbnb told us that the WiFi speed would be 10 mbps when in fact it was less than 1 mbps at our apartment. One day, the faucets produced dark brown, muddy water for a few hours. We did not call our host in order to avoid yet another unpleasant interaction.   On top of this, when we arrived at the house we found that there were absolutely no cleaning supplies.  No dishwashing soap, no sponges, no paper towels, no soap, no wastebasket liners, etc and the only toilet paper was whatever was left on the roll in the bathrooms.  Even the clothesline outside only had a few clothespins!   When we asked our host about this, he replied dismissively that “This is not a hotel.  It is an Airbnb.”  Well, we have stayed in other Airbnb’s that had at least some amount of basic supplies to get you through a few days and it behooves the host to provide even a limited supply of these items if he wants his apartment to be maintained by his guests.  So, we started our wonderful holiday in Sardinia by going to the supermarket to buy lots and lots of basic household cleaning supplies, including clothespins.   We found that our host would respond quickly to requests like the power going out or no cold water in one of the showers. However, in our opinion, he was generally very grumpy when responding to our requests and was usually quite gruff in any interaction. He seemed annoyed that the power had gone out one night and mentioned that it had only gone out in our apartment, seemingly implying that it was our fault!  As for the refrigerator, he said that we kept too many things in there and that’s why is wasn’t getting cold enough. All of these annoyances grew over our two week stay.  We will hopefully visit Sardinia again some day but if we do, we will be staying somewhere else.

We loved our holiday. The villa is basic but has everything we needed - perfect for our young family with an excellent pool. Really comfortable beds! Host was exceptional and responded quickly to all our needs. Excellent location for exploring the most divine beaches. Would definitely return.

This was a lovely place, beautiful gardens and large pool. Pool a little cold in May but we all got in anyway :-) It's very convenient for lots of great beaches and good supermarkets at nearby Abbiadori for food. Weather and scenery both gorgeous!

We had a pleasant stay at the villa and was satisfied overall. A few things to note (1) very pleased with regular linen / towel change (2) the pool area was a nice to have and empty most days (3) Mr Nuccio is helpful and welcoming (4) you definitely need air cond during the summer months and one of the bedrooms next to boiler got very hot (5) the villa is rustic / charming and everything is functional but a few bits need modernising especially the shower (5) location is fine but absolutely need a car as not within walking distance to shops

At bo i villaerne på Cala di Volpe var fantastisk! Villaerne er super indrettet, med en dejlig udsigt. Vi overnattede 2 voksne og 3 børn, og alt fungerede fint - den store pool blev flittigt benyttet:) Cala di Volpe er en super base, hvis man ønsker at spille golf (villaerne ligger direkte ud til banen) eller besøge øst eller nord Sardinien i den lejede bil!

Our trip to Sardena was more than great, the appartment was lovely and very good located, within 5-30 mins by car you can relax at so many wonderful beaches...just great

Simone's house is exactly as described. Everything was well organized and also a cot for my son was provided. We had no problems with the heat and he offered us an air-conditioning with additional cost. There is a fan and I would recommend a second. The pool is great The laundry was always available I really recommend Simone's place and I would definitely stay again.
