It is part of the delightful Stockbridge area of Edinburgh with great local bars and restaurants, independent shops and Sunday farmers market. You can walk along the Water of Leith to the Museums of Modern Art or the other way to the Shore area of Leith. The Royal Botanic Gardens are just round the corner and Glenogle Baths, a newly renovated Victoria swimming pool and gym are right opposite.
I recently renovated my flat which was originally build in 1866 and is a mixture of original features and architect designed touches. The sunny flat is over two floors with a flight of steps leading from a small garden up to the front door. So it is not ideal for anyone with mobility issues.
The double bedroom is west facing with a seating area in the window ideal for sitting with a cup of tea. I have a second smaller bedroom with floor level double bed available if 4 people want to stay. There is a modern shower room with toilet on same level as bedrooms and separate toilet downstairs.
If you would prefer to rent whole flat rather than have b&b that is possible at times.
Towels and linen are supplied and there is free wi-fi. Breakfast basics are available all morning, and tea and coffee whenever you like.

There is onstreet parking (pay and display). Free unrestricted parking is about 20 minutes walk away.
I am 5 minutes away from a network of cycle paths and there are local buses serving all major points in the city - and outside.
My flat is in a quiet residential cul-de-sac. I would ask guests to be quiet when arriving home after 10.00pm.
No spiked heels anywhere in the flat (because of wooden floors) and no outdoor shoes upstairs (carpetted areas).
Please no hot things on wooden work tops.
It helps if towels are brought downstairs to dry on pulley dryer than left in bedroom upstairs.
I have been living in Edinburgh for 8 years and am a speech and language therapist. I love living in my community and am a member of the local book group and choir.
I make the most of all that Edinburgh has to offer - bars and restaurants, cinemas and theatre - but enjoy being outdoors walking, cycling and gardening.
